Manage day-to-day operations and scope.

Analyze and review architectural plans and blueprints; create and submit Requests for Information (RFIs) to the design team as needed.

Project Accounting

Track and update owner allowances daily.

Track and update the project budget weekly.

Provide the Operations team a weekly expense plan.

Submit owner change orders as appropriate.

Manage subcontractor change order requests.

Understand our pricing model and billing procedures.

Accurately forecast revenue, profitability, and margins.

Business Development

Grow the company network by regularly identifying key vendors and subcontractors.

Communicate effectively in written and verbal business development discussions.

Communication

Coordinate subcontractors, long-lead orders, and submittals.

Hold regular status meetings with the project team.

Attend new job walks and final job walks.

Prepare weekly project status reports for supervisor review.

Provide weekly written project updates to ownership/supervisor covering schedule status (on-track / at-risk / behind), budget status, key risks, and upcoming milestones.

Keep the project team informed of scope changes and general client communications.

Communicate relevant project information to leadership.

Deliver engaging, informative, well-organized presentations.

Resolve or elevate issues in a timely fashion.

Communicate difficult or sensitive information tactfully.

Create the project punch list and coordinate timely completion.

Technical Understanding

Use company online project management platforms effectively.

General understanding of application software, databases, and system design.

Thorough understanding of design/build.

Stay aware of new and emerging technologies and their potential application to client projects.

5+ years managing residential construction projects (custom homes, remodels, additions), ideally in coastal Orange County.

Proven track record running budgets, schedules, subcontractor buyouts, and change orders.

Strong plan-reading skills and working knowledge of California building codes, city/county inspections, and Cal/OSHA.
