Job description

We’re looking for an experienced Project Manager to lead commercial construction projects for Morris Construction.

At Morris, our Project Managers are the central point of accountability for their projects. You’ll work closely with the Superintendent, Project Engineer, and Project Coordinator to manage the financial, contractual, administrative, and client-facing sides of the job while keeping the entire team aligned around the same goal: delivering a successful project and a great experience for the client.

We’re looking for someone who understands the details, sees problems coming, communicates early, and takes ownership of the project rather than simply managing a checklist.

Our projects include both ground-up and tenant improvement work across healthcare, automotive, advanced manufacturing, and industrial markets, with project values up to $30 million and growing.

What You’ll Own

As Project Manager, you’ll have responsibility for the overall performance of your projects, including cost, schedule, contracts, client relationships, project administration, and coordination with the field team.

Key responsibilities include:

  • Take ownership of the project from turnover through final completion and closeout.
  • Build and maintain strong relationships with clients, architects, consultants, subcontractors, and other project partners.
  • Understand the prime contract, general conditions, project requirements, and Morris’s contractual obligations.
  • Lead subcontractor buyout and oversee the preparation, negotiation, and administration of subcontract and supplier agreements.
  • Manage project costs and forecasting from initial buyout through final payment, including commitments, cost reports, change orders, and projected final costs.
  • Identify financial risks and opportunities early and maintain an accurate understanding of where the project is expected to finish.
  • Work closely with the Superintendent to develop and maintain the project schedule, resolve issues, and keep the project moving.
  • Partner with the Superintendent to maintain a safe, organized, and quality-focused project.
  • Review drawings, specifications, and other construction documents for completeness, constructability, conflicts, and potential design issues.
  • Drive the RFI, submittal, procurement, and change management processes to ensure the field has the information and materials needed to perform the work.
  • Manage owner and subcontractor change orders, including pricing, documentation, negotiation, and timely resolution.
  • Prepare and manage owner billings and oversee the timely review and processing of subcontractor and vendor payment applications.
  • Maintain required project documentation and provide contractual notices when necessary to protect Morris and properly document project conditions.
  • Keep company leadership informed of project performance, financial status, schedule concerns, client relationships, and significant risks.
  • Coordinate with estimating, accounting, field operations, and other internal teams as needed to support your project.
  • Provide leadership and direction to the project team, delegate effectively, and help develop team members through increasing responsibility and exposure.
  • Lead project closeout, including punch-list completion, final documentation, owner training, final billing, and warranty follow-up.
  • Look for better ways to execute the work and raise issues, solutions, and opportunities for improvement rather than allowing problems to linger.
  • Represent Morris professionally and provide the level of service that turns successful projects into long-term client relationships.
What We’re Looking For

The ideal candidate has:

  • Demonstrated experience managing commercial construction projects from preconstruction or turnover through closeout.
  • Strong understanding of project financial management, including buyout, forecasting, cost reporting, billing, change management, and subcontractor payments.
  • Strong knowledge of construction contracts, drawings, specifications, RFIs, submittals, schedules, and project administration.
  • The ability to anticipate problems, evaluate options, make sound decisions, and drive issues to resolution.
  • Strong leadership skills and the ability to coordinate effectively with both field and office teams.
  • Strong client relationship and communication skills.
  • The ability to manage competing priorities without losing sight of critical project details.
  • A high level of accountability, organization, and follow-through.
  • Strong written and verbal communication skills.
  • A bachelor’s degree in construction management, engineering, business, or a related field is preferred. An equivalent combination of education and relevant construction experience will also be considered.
  • Approximately five or more years of relevant commercial construction experience is preferred.
