Job summary

Associated Drywall Partners in Indianapolis, IN is seeking a Commercial Division Project Manager to lead project performance from day one. You will oversee full lifecycle projects from estimate through closeout, coordinating with superintendents and subcontractors to drive on-time, on-budget delivery.

The ideal candidate has a BS in Construction or related field or equivalent experience, strong leadership, and solid skills in scheduling, budgeting, and value engineering.

Qualifications

  • BS in Construction, Engineering, Architecture, or related field, or 10 years of Commercial Drywall Construction experience.
  • Familiarity with metal stud framing, acoustical ceiling systems, and drywall installation.
  • Proficiency with Procore and OST Takeoff; strong MS Office skills.

Responsibilities

  • Oversee full lifecycle of assigned projects: estimating, scheduling, quality control, progress and cost reporting, safety, and proposals.
  • Ensure an accurate and complete project estimate.
  • Review scope with clients to reduce costs and provide value engineering ideas.
  • Oversee buyout and selection of subcontractors and vendors.
  • Negotiate and manage subcontracts, purchase orders, and change orders.
  • Coordinate with Superintendents and field leadership to staff and execute projects.
  • Monitor budgets and identify variances early; drive continuous improvement.
  • Maintain strong client relationships from preconstruction to closeout.
  • Ensure compliance with contracts, codes, and safety regulations.
  • Manage project closeout, punch lists, final documentation, and warranty turnover.

Responsibilities:
  • Oversee the full lifecycle of assigned projects, including estimating, scheduling, quality control, progress reporting, progress billing, cost reporting, safety, and proposal preparation.
  • Ensure an accurate and complete project estimate.
  • Participate in scope review meetings with our clients to review the scope of work, discuss ways to reduce costs, and provide value engineering ideas.
  • Oversee the buyout process and the selection of subcontractors and vendors.
  • Negotiate and manage subcontracts, purchase orders, and change orders.
  • Make sound decisions under tight deadlines.
  • Organize, plan, and manage multiple projects simultaneously to accomplish desired results.
  • Coordinate closely with Superintendents and field leadership to ensure projects are properly staffed, sequenced, and executed.
  • Monitor project budgets and financial performance, identifying and addressing cost variances early.
  • Commit to quality by evaluating project-related processes.
  • Use customer input and lessons learned to drive continuous improvement, and make necessary changes to meet or exceed internal and external client expectations.
  • Maintain strong client relationships throughout the project lifecycle, serving as a primary point of contact from preconstruction through closeout.
  • Ensure compliance with contract requirements, building codes, and safety regulations on all projects.
  • Manage project closeout, including punch list completion, final documentation, and warranty turnover.
  • Act with integrity in a manner that shows support for the company, its values, and other associates, while maintaining a constant focus on meeting or exceeding customer requirements and expectations.
Necessary Qualifications:
  • BS in Construction, Engineering, Architecture, or related field, or 10 years of Commercial Drywall Construction experience.
  • Understanding of Metal Stud framing Installation
  • Understanding of Acoustical Ceiling Systems
  • Understanding of Drywall Installation
  • Proficiency using Word, Excel, Outlook, Procore, and OST Takeoff Software.
  • Strong leadership, organizational, and time-management skills.
  • Excellent written and verbal communication skills, with the ability to interact effectively with clients, subcontractors, and internal teams.
  • Ability to read and interpret construction drawings, specifications, and contracts.
  • Experience with project scheduling, budgeting, and cost control.
