Fareri Associates in Greenwich, CT is seeking a Construction Project Manager to lead commercial and high-end residential builds from preconstruction through closeout. You will work within an in-house development team and enjoy managerial autonomy.

Responsibilities include directing daily operations, managing budgets, coordinating with owners, architects, and subs, negotiating subcontractor buyouts, and driving value engineering to protect schedule and quality.

Qualifications

• Active OSHA 10 or OSHA 30 certification.
• Proven track record in construction project management with field superintendents and trade subcontractors.
• Ability to read, interpret, and cross-reference architectural blueprints, engineering drawings, and specifications.
• Strong knowledge of project budgeting, change orders, and payment application reviews.
• Excellent organizational, time management, and communication skills; interface with stakeholders.

How You Will Make An Impact

• Direct daily project operations and trade workflows to ensure milestone completions remain ahead of critical path schedules.
• Coordinate cross-functional alignment between ownership, architectural consultants, field superintendents, and trade subcontractors.
• Manage financial health by monitoring project budgets, processing change orders, evaluating payment applications, and forecasting costs.
• Author comprehensive, trade-specific scopes of work and direct competitive subcontractor buyout negotiations.
• Spearhead proactive on-site problem solving with field superintendents to resolve structural discrepancies and avoid costly project delays.
• Facilitate value engineering initiatives alongside project leadership to maximize design intent while optimizing total build expenses.
• Oversee final inspections, punch list execution, and administrative closeout protocols to guarantee quality craftsmanship.

Required Qualifications & Experience

• Active OSHA 10 or OSHA 30 certification.
• Proven track record in construction project management, including direct coordination with field superintendents and trade subcontractors.
• Demonstrated ability to read, interpret, and cross-reference architectural blueprints, engineering drawings, and specifications.
• Strong working knowledge of project budgeting, change order administration, and payment application reviews.
• Advanced organizational, time management, and verbal/written communication capabilities to interface effectively with stakeholders.
• Proficiency in Microsoft Office Suite, including Excel, Word, and Project.
• Valid driver's license with the ability to travel directly to regional project job sites as needed.
• Physical ability to navigate active construction sites, including traversing uneven terrain, climbing ladders, and ascending stairs.

Preferred Qualifications & Experience

• Bachelor’s Degree in Construction Management, Civil Engineering, Architecture, or a related discipline.
• 2 to 5 years of dedicated commercial and residential construction project management experience.
• Demonstrated background delivering ground-up builds as well as major structural renovation projects.
• Familiarity with industry construction management platforms such as Procore and Bluebeam.
