TurnDev in Beachwood, OH seeks a Project Manager to oversee planning, execution, and completion of real estate development projects. You will manage budgets, timelines, and on-site teams to ensure quality and alignment with goals.

Responsibilities include leading the construction lifecycle, coordinating with GC/subs, reviewing bids, and maintaining schedule integrity while controlling costs and risk.

Qualifications

• Bachelor’s degree preferred in CM or CE; strong industry background.
• 7+ years of commercial construction plus PM experience.
• Experience with multi-million-dollar projects and budgets.
• Strong analytical, negotiation, and problem-solving skills.
• Ability to read specs and use PM software effectively.

Position Overview

The Project Manager oversees the planning, execution, and completion of real estate development projects. They manage budgets, timelines, and teams to ensure projects meet quality standards and align with organizational goals.

Key Responsibilities

• Lead the construction lifecycle from project kickoff to project completion.
• Improvise, overcome, and adapt to solve problems quickly.

Prior to Construction

• Assist with feasibility studies, including financial analysis and risk assessment.
• Plan the work and establish project goals.
• Work with General Contractor to establish project estimate/budget, as well as create scopes of work and review bids/proposals from subcontractors and vendors.
• Work with General Contractor to finalize and approve project schedule
• Participate in the constructability review.
• Review and edit contract for execution.

Construction

• Stay on time and on budget, while managing risk.
• Schedule and lead project kick-off meeting.
• Buyout and negotiate contracts with General Contractor, subcontractors and vendors.
• Provide leadership to establish and maintain effective and harmonious working relationships with on-site staff and subcontractors.
• Conduct and lead monthly Owner, Architect, and Contractor meetings.
• Coordinate work, submittals, RFIs with Architects and Engineers.
• Assist with RFIs and submittals to ensure timely resolution.
• Regularly review and approve updates to the overall project schedule
• Review and respond to subcontractor/vendor change requests.
• Review and approve monthly pay applications
• Ensure compliance to all contract requirements.
• Respond to work delays and other problems/emergencies.
• Communicate effectively with all parties: Field Supervisor, subcontractors, vendors, leadership, Architect, Engineer, etc.
• Manage any disputes as they arise.

Construction Completion

• Review and approve closeout documents.
• Review and approve completion of punch-list activities.
• Participate in project autopsy/closeout meeting.

Qualifications

• Bachelor’s Degree in Construction Management or Civil Engineering is preferred;
• 7+ years of commercial construction experience, coupled with 5+ years of project management or experience managing construction processes, budgets and financing;
• Experience managing or supporting multi-million-dollar projects;
• Strong analytical, negotiation, and problem solving skills;
• Experience reading and interpreting project specifications;
• Proficient in MS Office (Word, Excel, Outlook, Project), as well as experienced in using Project Management software package;
