Responsibilities

  • Develop scopes, budgets, cash flow forecasts and schedules for capital projects (> $20M).
  • Lead budgeting, permitting, construction and occupancy across a portfolio of hospitals.
  • Direct multidisciplinary teams through all project phases.
  • Lead GC bid evaluations, negotiations and awards.
  • Oversee construction in occupied facilities with minimal disruption.
  • Coordinate with Real Estate and Legal on leaseholds and regulatory compliance.
  • Drive standardization of design and delivery processes for efficiency.
  • Collaborate with leadership to determine scope (renovation vs new facility).
  • Prepare budgets and communicate capex needs to divisions.
  • Track performance metrics and reporting for Capex projects.
  • Assist with procurement to identify cost-saving opportunities.

Ethos Veterinary Health is seeking a highly accomplished Construction Manager to lead the delivery of complex capital projects that support the continued expansion of our Specialty and Emergency Hospital portfolio across the United States and Canada. This strategic role is responsible for driving the successful construction and occupancy of large-scale specialty animal healthcare facilities. The successful candidate will possess extensive experience delivering complex construction projects, with demonstrated expertise managing capital programs frequently exceeding $20 million. This individual is a strategic thinker with exceptional and proven estimating and risk management capabilities, able to navigate technical complexities while maintaining a relentless focus on project outcomes, cost control, schedule certainty and operational readiness. The position will involve 50% travel in the United States and Canada.

What You’ll Do
  • Develop comprehensive project scopes, capital budgets, cost estimates, cash flow forecasts, project schedules to support capital expenditure approval for projects frequently exceeding $20 million.
  • Lead the budgeting, permitting, construction and occupancy of complex capital projects from concept through project closeout, serving as the primary point of accountability for project delivery across a portfolio of specialty and emergency veterinary hospitals.
  • Direct multidisciplinary teams of architects, engineers, contractors, consultants, and specialty vendors throughout all phases of project execution, ensuring alignment with project objectives, operational requirements and construction standards
  • Lead General Contractor bid evaluations, contract negotiations and award.
  • Oversee construction activities within occupied hospitals, developing phasing strategies that minimize operational disruption, maintain business continuity and ensure the safety of patients, clients, staff and contractors throughout construction.
  • Coordinate with Real Estate and Legal on leasehold improvements, landlord approvals, tenant obligations, permitting requirements and regulatory compliance.
  • Drive continuous improvement initiatives by identifying opportunities to standardize design, construction process and project delivery methodologies, cost efficiency and schedule performance.
  • Work with Division and Hospital Leadership to analyze needs for a project whether a minor renovation or facility refresh to creating an addition or new facility.
  • Prepare and communicate information and budgets to assist Division Leadership with the approval of Capex funds for a project.
  • Track and create performance reporting tools for all Capex projects using key metrics and evaluation performance indicators.
  • Work with the Legal and Real Estate Teams on any lease issues related to projects.
  • Work to identify cost saving opportunities and process improvements within a business line and work with the procurement team to streamline purchasing.
  • Assorted tasks and responsibilities as it relates to evolving and supporting the business.
What You’ll Need
  • At least 6+ years of progressive experience managing complex veterinary specialty, human healthcare, life sciences or multi-unit retail projects, including at least 5 years overseeing multiple capital projects in construction.
  • Demonstrated success delivering ground-up construction, major renovations, tenant improvements and facility expansions with direct responsibility for projects in excess of $20 million.
  • Extensive knowledge of all phases of the project lifecycle, including estimating and permitting.
  • Prior experience working with real estate teams, understanding tenant allowance, landlord’s work and delivery dates within leases.
  • Strong financial acumen with experience developing capital budgets and forecasting project costs, managing contingencies and evaluating change orders.
  • Exceptional communication, negotiation and stakeholder management skills and sound judgment in resolving matters of high complexity.
  • Ability to work independently and to plan, to organize and achieve priorities when performing work. You have a strong attention to detail.
  • Advanced Excel / PowerPoint skills, Microsoft Word, Outlook, etc.
  • Smartsheet knowledge
  • Bachelor’s degree in Construction Management, Civil Engineering, Construction Project Management or a related discipline.
  • Heavy travel required, up to 50% annually

FLSA Classification:

Exempt

The base salary range for this full-time position is $115,000-$130,000 annually. Our salary ranges are primarily determined by role, level, and location. The range provided for each job posting reflects the minimum and maximum target salaries for the position across all US locations. Within the range, individual pay is determined by work location and additional factors, including job-related skills, experience, and relevant education or training.
