As an OAR I, you represent our client’s interests from pre-construction through certification and financial close-out. • Direct the contractor's daily activities, review construction schedules and submittals, and coordinate responses to Requests for Clarification (RFCs) and related documents
  • Review substitution submittals to confirm compliance with specifications and Client requirements
  • Receive, review, and negotiate Contractor Change Order Proposals to achieve fair and reasonable pricing under the General Conditions, and address associated schedule impacts per the project specifications
  • Review the payment process and monitor payments to contractors, architects, engineers, and other parties
  • Administer the provisions of Professional Service Agreements between Architects and the Client
  • Coordinate District delivery of related fixtures, furniture, and equipment (FF&E)
  • Monitor and manage project close-out through Division of the State Architect (DSA) certification and financial close-out

Why PMCS Group
