Job summary

Stream Realty is seeking a Construction Manager in Chicago to oversee office interior finish-out and capital improvement projects. You will manage budgeting, design, bidding, buyout, and construction documents, coordinating with owners, consultants, and contractors to meet scope, cost, and schedule targets.

Responsibilities include leading preconstruction activities, preparing schedules, managing bids, overseeing progress meetings, and ensuring safety compliance.

Qualifications

• Bachelor's Degree in Construction Management or related area preferred.
• 3-7 years related construction experience preferred.
• Experience in construction project management or construction management.
• Ability to read construction drawings, visualize missing information, and understand means and methods.
• Proficient in leading a team of consultants and contractors.
• Able to interact professionally with Owners, Brokers, Architects, Engineers, Contractors, Tenants, etc.
• Efficient in managing multiple projects simultaneously.
• Capable of identifying risk and exposure when pricing a project.
• Willing to meet with clients and visit jobsites for due-diligence and pricing.

Responsibilities

• Coordinate creation of Construction Documents with consultants.
• Attend due diligence trips to assess project requirements and conditions.
• Formulate accurate scopes of work and budgets with Architects, Owners, Tenants, Engineers, and Contractors.
• Lead the team in translating program into construction documents and schedules.
• Create or assist in creating project schedules and sequencing for clear expectations.
• Solicit pricing and bids from general contractors, subs, and suppliers.
• Prepare bid instructions, bid forms, and conduct pre-bid/bid meetings.
• Coordinate and maintain project schedules and weekly progress meetings.
• Coordinate vendors to meet project requirements and ensure safety policies are followed.
• Manage change requests and pricing, submittals, and change orders.
• Oversee pay applications and lien waivers; assist in monthly client reports.
• Build relationships with owners, design teams, contractors, suppliers, and Stream teams.
• Communicate project needs early to avoid emergencies and ensure status updates.
