Job summary

Cogent Analytics is seeking a senior project manager to lead multi-project efforts in our Detroit area operations. You’ll own the schedule, coordinate subs and owners, and ensure projects stay on track from preconstruction through closeout.

You’ll manage GMP contracts, buyout and change orders, while maintaining clear owner communications and robust on-site leadership across field teams, permits, inspections, and safety compliance. A strong, proactive PM will thrive here.

Qualifications

• 7+ years as a construction project manager on commercial or multifamily projects.
• Experience on CM at risk and GMP contracts.
• Occupied multifamily renovation experience is a big plus.
• Strong blueprint reading; reading drawings, contracts, and room.
• Proficient in Microsoft Office.
• Experience with construction management software.
• A valid driver’s license and comfortable walking active job sites in Michigan weather.

Responsibilities

• Two to three projects at once from preconstruction through closeout.
• Build and maintain the schedule with meaningful lookaheads.
• Oversee GMP, contingency, buyout and change orders, protecting the contract.
• Maintain owner relationships with regular updates and transparent communication.
• Lead subs and field teams, setting expectations and solving on-site issues.
• Ensure permits, inspections and MIOSHA safety compliance.
• Prepare RFIs, submittals, logs, pay apps, and closeout packages.
• Provide estimating and preconstruction support including pricing and bid strategy.

We’re a construction management, general contracting and owner’s rep firm working across multifamily renovation, commercial buildouts and institutional projects. We’re growing, and we need a senior project manager who wants to grow with us.

Who you are

You run the job. The schedule, the subs, the owner, the money and the closeout all come back to you, and you like it that way.

You know a project takes on the personality of the person leading it. Organized jobs come from organized PMs. Owners stay calm when their PM calls early with the bad news and a plan. Subs show up for PMs who are straight with them.

You don’t need someone checking on you. You need ownership that backs you and room to do it right.

What you’ll own

• Two to three projects at once, from preconstruction through closeout.
• The schedule. You build it, update it and hold everyone to it, with lookaheads that actually mean something.
• The money. GMP, contingency, buyout and change orders. You know where every dollar sits and you protect the contract.
• The owner relationship. Regular updates, real answers, no surprises.
• Subs and field teams. You set expectations on day one, walk the work and solve problems on site before they become emails.
• Permits, inspections and MIOSHA safety on every job.
• Documentation. RFIs, submittals, logs, pay apps and a closeout package that’s done before the job is.
• Estimating and precon support, including pricing, constructability and bid strategy.

What you bring

• Experience on CM at risk and GMP contracts.

• Strong blueprint reading. This one’s a must.
• You can read a set of drawings, a contract and a room.
• Proficient in Microsoft Office software.
• Experience with construction management software.
• A valid driver’s license, and you’re comfortable walking active job sites in every kind of Michigan weather.
