Job summary

Job description

Preliminary Estimator

The Estimator will be working under the Director/Preconstruction manager and responsible for coordinating preconstruction services and preparing conceptual budgets and full cost estimates for public and private projects ranging in size from $200K to $50M.

Duties
  • Interface directly with clients, architects, engineers, as required
  • Perform preliminary site inspections
  • Read and interpret plans and specifications
  • Identify plan discrepancies and scheduling contingencies
  • Identify opportunities for value engineering
  • Define and develop scopes of work
  • Develop and maintain bid list and relationships with local subcontractors
  • Obtain bids from subcontractors
  • Assist with construction timelines and scheduling parameters
  • Prepare accurate and comprehensive conceptual budgets and job cost proposals, including GMP, lump sum, and design-build bids
  • Prepare client bid packages
  • Develop strong, professional relationships with key vendors and customers
  • Demonstrate attention to detail and accuracy
  • Make reliable predictions related to cost and be comfortable estimating across all scopes of work
  • Other duties as assigned
Requirements
  • Minimum 10 years’ experience as commercial estimator
  • Knowledge of current unit pricing
  • Proficient in quantity take-offs and square foot estimating
  • Thorough understanding of current building construction systems, means, and methods
  • Familiarity with current local building codes
  • Familiarity with construction contracts, construction law, and bonding and insurance requirements
  • Experience with civil site development (earthwork, underground wet/dry utilities and flatwork)
  • Experience with HeavyBid or similar estimating software
  • Proficient with Microsoft Office and take-off software (PlanSwift)
  • High sense of accountability and ability to handle multiple priorities at once
  • Reliable transportation

  • Team oriented, cooperative, and collaborative
  • Knowledge and understanding of all aspects of construction practices and methods, including contracts, estimating, specifications, scheduling, safety, and equipment
  • Must have knowledge and understanding of unit costs and the factors that affect construction cost
  • Must have experience with the bidding process: soliciting bids, communicating with the bidders, evaluating subcontractor proposals, using bid tally sheets, etc.
  • Bachelor’s degree in relevant field of study preferred
  • A strong work ethic and a "can‑do" attitude
  • Strong organizational skills, analytical and mathematical skills, detail oriented, positive, proactive attitude, working well with a team, analytical, and always willing to share or learn more
