Job Description

Turner & Townsend is seeking a Cost Estimator to support office space construction projects, including remodels and fit-outs for new and existing spaces.

This client-facing role requires a professional with a strong estimating background in office spaces. The ideal candidate will possess excellent communication skills, be driven, and embody Turner & Townsend's purpose and values.

Responsibilities:

  1. Prepare accurate conceptual, schematic, and design development estimates for office remodels and fit-outs in a fast-paced environment.
  2. Develop cost plans and estimates during initial design phases with limited information, offering comprehensive cost options (including GC, Furniture/Fixtures/Equipment, professional fees, etc.) to clients.
  3. Understand and estimate cost drivers across U.S. regions.
  4. Review design changes and prepare estimates with appropriate accuracy levels.
  5. Manage project budgets, ensuring cost control and value engineering throughout the project lifecycle.
  6. Act as the primary client contact, providing updates and addressing concerns.
  7. Collaborate with project managers, architects, and engineers to align on scope, budget, and timelines.
  8. Generate detailed cost reports and forecasts for clients and stakeholders.
  9. Stay informed on market trends and pricing to provide accurate estimates and risk assessments.
  10. Produce monthly cost reports for client presentation.
  11. Review contractor/subcontractor pricing and lead negotiations to ensure fair contracts.
  12. Negotiate change orders with contractors/subcontractors.
  13. Create and update unit rates for construction assemblies based on completed projects or quotes.
  14. Adhere to SOX controls where applicable.

Qualifications:

  • Bachelor’s degree in construction management, cost management, quantity surveying, engineering, or related field.
  • At least 5 years of experience in construction cost management or estimating, focusing on office spaces.
  • Experience in program-level cost management and consultancy is preferred.
  • Excellent communication and interpersonal skills for client relationship building.
  • Knowledge of technical aspects like schedule input, value management, and engineering.
  • Experience with tenant improvements and office build-outs; financial services experience is a plus.
  • Proficiency with industry-standard estimating software and tools.
