Qualifications

• 15 years full-time professional paid experience with an Architecture degree and the following: a) 10 years as Construction Administrator b) 5 years as Designer with public/educational facility projects worth ≥ $8M;
• OR 15 years full-time paid professional experience as a Project Superintendent/Project Manager on public/educational and/or large commercial projects with single project value > $30M and cumulative value > $400M.

Responsibilities

• Define and review the Project Requirement Document scope and schedule, including interim housing requirements.
• Provide value engineering recommendations at the outset of the design.
• Comment on the design professional's deliverables to reduce RFIs and Change Orders.
• Coordinate documents across design disciplines.
• Prepare comprehensive constructability reviews of pre-bid construction documents.
• Coordinate efforts with Design Manager and Owner Authorized Representative.

We are currently hiring for a Constructability Review Specialist located in the Los Angeles, CA area. This opportunity will have you working within our education project construction sector. The education team provides services to K-12 as well as higher education institutions nationally. You will be teaming with project, program, and client leadership to provide premier educational facilities for our nation’s youth and adults seeking to better themselves through learning.

Essential Duties & Responsibilities:

• Assists in defining and reviewing the Project Requirement Document scope of work and schedule including interim housing requirements.
• Makes value engineering recommendations at the outset of the design.
• Comments on the design professional's deliverable identifying inconsistencies, ambiguities, conflicts, errors and omissions in the progress plans to reduce RFIs and Change Orders.
• Ensures documents are coordinated between design disciplines.
• Prepares comprehensive constructability review of pre-bid construction documents.
• Coordinates the above efforts with the Design Manager and Owner Authorized Representative in a collaborative way.
• Performs other duties as assigned.

Knowledge & Skills Required:

• Works quickly, efficiently and confidently.
• Proficient in writing RFC’s, reviewing submittals and change orders.
• Proficiency in computer programs (MS Word, MS Excel, etc.), including Bluebeam.
• Actively listen and communicate effectively, clearly, unambiguously, and completely in both written and oral formats.

Required Education and Experience:

• 15 years full time professional paid experience with an Architecture degree and the following: a) 10 of those years must be acting as a Construction Administrator b) 5 years remaining must be acting as a Designer. c) Construction Administrator experience shall be on a public/educational facility construction project with full responsibility for supporting those projects. d) Projects shall have a construction value of $8M or more for a single project or with a combined cumulative project value of $80M.
• OR 15 years full time paid professional experience as a Project Superintendent or Project Manager on a public/educational facility construction and/or large commercial projects with full responsibility for coordinating complex projects with construction value of a single project in excess of $30M with a combined cumulative project value of $400M

The salary range for this full-time role is $132,800.00-$185,933.36 per year. Ranges are determined based on the position, geography, client and industry experience and level, and represent a good faith effort to provide a fair and equitable salary. This range reflects base salary only, and not the total compensation package. Cumming Group reserves the right to pay more or less than the posted range, depending on a candidate's experience, skills, and qualifications, including client requirements.
