Job summary

GreenStone Farm Credit Services is seeking a Compliance Specialist to ensure loan-level legal and regulatory compliance across the loan lifecycle. You will review loan data, title work, and related documentation to uphold internal policies and state and federal regulations.

The role requires collaboration with legal, sales, credit, and operations teams to resolve issues, maintain data integrity, and implement process improvements while protecting the organization's interests in real estate

Qualifications

  • 3+ years working with CFPB regulations as they apply to real estate transactions.
  • Experience in real estate law office, title insurance underwriting, or in a legal department for residential real estate lenders is preferred.
  • Proficient in Microsoft Office and data management tools.
  • Demonstrated interpersonal and written communication skills.

Responsibilities

  • Review loan applications, title work, and related documentation for accuracy and regulatory compliance.
  • Identify and document exceptions or deficiencies; communicate required actions pre- and post-closing.
  • Ensure loans have proper collateral and first lien position where applicable; verify regulatory compliance.
  • Collaborate with title companies and internal teams to facilitate efficient loan processing and closing.
  • Review title commitments and documents to resolve issues affecting loan security.

Work cross functionally within the Legal Department and across departments to review and promote consistent applications of laws, regulations, policy, procedures, and job aides.

Loan Review & Compliance

  • Review loan applications, credit approvals, loan data, title work, appraisals, and related documentation to ensure accuracy, completeness, and compliance with internal policies and regulatory requirements.
  • Identify, document, and communicate exceptions or deficiencies, outlining required actions both prior to and following loan closing.
  • Ensure loans maintain proper collateral security and first lien position where applicable.
  • Verify compliance with state and federal regulations throughout the loan origination and closing process.

Documentation & Quality Control

  • Conduct comprehensive reviews of loan documentation packages before closing to ensure accuracy, completeness, and adherence to requirements.
  • Audit loan origination system records for data integrity, accuracy, and regulatory compliance.
  • Confirm all prior-to-close conditions, stipulations, and exceptions have been satisfied.
  • Document and track post-closing requirements and follow-up activities.

Regulatory Compliance & Risk Management

  • Ensure compliance with applicable laws and regulations, including but not limited to:
  • Farm Credit Administration (FCA)
  • Truth in Lending Act (TILA)
  • Equal Credit Opportunity Act (ECOA)
  • Home Mortgage Disclosure Act (HMDA)
  • Financial Institutions Reform, Recovery, and Enforcement Act (FIRREA)
  • Office of Foreign Assets Control (OFAC)
  • Fair and Accurate Credit Transactions Act (FACTA)
  • Military Lending Act (MLA)
  • Maintain current knowledge of regulatory and legal requirements affecting real estate and agricultural lending.

Collaboration & Internal Support

  • Partner with title companies and internal teams including sales, credit, appraisal, operations, and legal to facilitate efficient loan processing and closing.
  • Serve as a subject matter resource for loan documentation, legal, title, collateral, and compliance-related questions.
  • Support departmental initiatives, special projects, process improvements, and employee training efforts.

Specialized Responsibilities

  • Review title commitments, title policies, and collateral analyses to identify and resolve issues affecting loan security.
  • Draft and review legal documents and loan-related instruments as required.
  • Perform legal description platting and property analysis to support collateral review and loan documentation.
  • Assist in resolving complex title, documentation, and compliance matters throughout the loan lifecycle.

What experience can you bring?

  • High School diploma or equivalent is required, Associates degree is preferred.
  • 3+ years working with CFPB regulations as they apply to real estate transactions experience required.
  • 3 years of experience working in a real estate law office, title insurance underwriting, and or working in a legal department for a residential real estate lender is preferred.
  • Must be proficient in computer technology and Microsoft applications.
  • Demonstrated interpersonal skills to successfully communicate both verbally and written.
  • Ability to quickly learn and effectively use new process and procedures to meet business initiatives.
  • Ability to work effectively on teams by building strong relationships, listening to others, valuing opinions, and helping team to meet goals.
