Job summary

Taylor Morrison Inc. is seeking a Community Starts Administrator to support our Construction Department and coordinate with Sales and Purchasing teams.

You will handle permit packages, plan markups, and start scheduling to meet division goals, while building strong relationships with municipalities and ACCs. You will manage Build Pro workflows, maintain required reports, and ensure all documents align with OA provisions and design requirements for each community.

Qualifications

  • Minimum high school diploma or equivalent.
  • 4 years minimum permitting experience with a large production homebuilder.
  • Strong multitasking and organizational abilities.
  • Proficiency with MS Office and Build Pro in daily work.

Responsibilities

  • Process contracted sale and spec starts and order plots/plans.
  • Schedule starts to meet monthly goals and manage builder capacity.
  • Maintain ACC and municipal relationships and permit submittals.
  • Use Build Pro for structuring starts and pre-order workflows.

SummaryAs a Community Starts Administrator working for Taylor Morrison, you will be directly supporting our Construction Department while working closely with the Sales and Purchasing teams. You will be providing all levels of support from Permit Process to Job Start in addition to building relationships with the Municipalities and Architectural Control Committees to ensure expeditious release.Job DetailsWhat You’ll DoWe trust that as a Community Starts Administrator you will:Process all contracted sale and spec starts against Option Addendum (OA) and place orders for Plot Plans, Engineering, and all supporting documents for jobAssist in managing division cadence by scheduling all start dates to meet monthly goals while keeping in mind starts per week, builder capacity, community requirements, plan complexity, etcAccurately mark all regional plans accordingly per job’s OA, ensuring all documents match up and job options are highlighted which will be provided to the superintendent for final constructionBuild relationships with different municipalities on behalf of Taylor MorrisonMaintain and manage contractor registration for each municipalityFollow municipality guidelines for permit submittal including acquiring all necessary documents and marking up plans with required stamps, slip-sheets, and verbiage needed per city’s current code; filling out applications and forms with contractor license information and specific calculations for lot and building square footages; provide payment for permit review if required; and submitting permit package via online portal, CD, or mailOrder checks and pay all fees including impacts, permits, water meter, and red tagsAssist builders with miscellaneous issues such as inspection fees or holdsBuild and Maintain Relationships with all Architectural Control Committees (ACCs)Have a thorough understanding of each community’s design requirements including repetition rules, material restrictions, landscaping, and other HOA rules in which we must comply for approvalMaintain all ACC applications required for each address in ACC managed communityMaintain reports to include permit tracking log, sold not started, inventory management, lot options, options per lot, and other various permitting spreadsheetsUpload and maintain all Marked Plan sets as well as supporting documents in Build Pro for Vendors and SuperintendentsStructure starts all jobs in Build ProMaintain Pre-Start and necessary Pre-Order process in Build ProFollow up with Vendors/Sales/Construction/Design/Purchasing regarding job status to achieve Division STS Goals.You are willing to perform other duties as assignedWhat you will need:Build Pro ProficiencyFlexibilityCommunicationCustomer FocusIndependent/Creative ThinkingOrganizationProblem SolvingResponsivenessSound Like You?Minimum High School Diploma or equivalent required4 years minimum experience permitting with a large production homebuilder (preferred).
