JOB DESCRIPTION SUMMARY

Manages and coordinates the team members, daily activities, and resources of the community to achieve financial and operational goals, and ensures compliance with Company policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and other laws and regulations governing multi-family housing operations.

JOB RESPONSIBILITIES
  1. Ability to recruit and oversee hiring, onboarding, training, and manage performance and professional development of team members in accordance with Company policies, values, and business practices.
  2. Promotes resident satisfaction and retention by building a strong community culture among residents and team members. Responds promptly to resident concerns, complaints, questions, and requests, and takes appropriate action to resolve service issues.
  3. Conducts daily Huddles, meets regularly with team members, and shares team goals to ensure understanding of responsibilities and engagement.
  4. Supervises sales activities to achieve community revenue and occupancy goals, including prospect discovery, tours, and resident events.
  5. Represents the community at events and participates in outreach marketing efforts, with evening and weekend work as needed.
  6. Gathers and analyzes local market trends to inform marketing and leasing strategies to meet occupancy and NOI goals.
  7. Conducts community inspections to ensure safety, cleanliness, and appeal of grounds, buildings, and amenities.
  8. Contributes to budget development by analyzing financial statements and operating data.
  9. Ensures rent collection, posts payments, makes deposits, and reviews financial reports to meet revenue targets.
  10. Oversees lease enforcement, including inspections, notices, evictions, and fee collection.
  11. Assists the Regional Operations Manager with client/owner relations, community tours, and performance updates.
  12. Prepares various reports and performs other duties as needed.
  13. Maintains confidentiality of residents' and staff's personal information.
  14. Monitors social media advertising and reputation management accounts.
Physical Demands
  • Ability to stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
  • Work inside and outside in all weather conditions.
  • Lift and maneuver weights up to 25 pounds independently and 50 pounds with assistance.
  • Travel may be required for property support, training, or meetings.
  • Flexible schedule including evenings, weekends, and holidays.
Additional Compensation

Factors such as experience, business needs, and location influence pay. This role may be eligible for bonuses or incentive programs based on performance.
