This is an exciting opportunity for a motivated professional who thrives in a fast-paced environment, has a passion for leasing and customer service, and knows how to turn leasing opportunities into measurable results.

We are looking for more than someone who can manage a property. We want a leader who can inspire a team, drive occupancy, maximize revenue, deliver an exceptional resident experience, and take ownership of a community's success.

The ideal candidate brings strong multifamily management experience, proven leasing and sales abilities, financial knowledge, attention to detail, and a proactive approach to problem-solving.

Key Responsibilities
Lease-Up, Leasing & Stabilization
  • Lead the community's lease-up and stabilization efforts with a strong focus on achieving occupancy, revenue, and leasing performance goals.
  • Develop and execute effective leasing strategies to generate qualified traffic, increase conversion rates, and accelerate occupancy growth.
  • Monitor leasing velocity, traffic sources, closing ratios, availability, rental rates, concessions, and competitor activity.
  • Partner with regional leadership and marketing teams to implement targeted advertising campaigns, outreach initiatives, and promotional strategies.
  • Coach and motivate leasing team members to deliver exceptional tours, overcome objections, maintain consistent follow-up, and successfully close leases.
  • Analyze market conditions and recommend competitive pricing, specials, and leasing strategies.
  • Oversee applications, lease execution, move-ins, renewals, resident retention, and overall leasing operations.
  • Maintain accurate leasing reports, occupancy forecasts, and weekly performance updates.
Property Operations & Financial Performance
  • Oversee daily community operations while maintaining high standards of professionalism, efficiency, and property presentation.
  • Develop and manage operating budgets, monitor financial performance, and identify opportunities to increase revenue and control expenses.
  • Review financial statements, delinquency reports, budget variances, and operational metrics.
  • Maintain strong collection practices and minimize delinquency, bad debt, and revenue loss.
  • Review and approve invoices, vendor expenses, and service contracts while maintaining appropriate financial controls.
  • Collaborate with regional and corporate leadership to implement strategies that improve property performance and support long-term stabilization.
  • Recruit, train, coach, and develop onsite team members while fostering a positive, accountable, and results-oriented work environment.
  • Establish clear expectations, monitor team performance, and provide ongoing feedback and recognition.
  • Lead by example with exceptional customer service, professionalism, and attention to detail.
  • Build positive relationships with residents, homeowners, prospects, vendors, and ownership representatives.
  • Resolve resident concerns promptly and professionally while maintaining high satisfaction and retention standards.
  • Promote teamwork, accountability, and a culture of continuous improvement.
Maintenance, Property Presentation & Capital Improvements
  • Oversee maintenance operations, preventative maintenance, inspections, and timely completion of service requests.
  • Coordinate apartment turns and move-in readiness to ensure units meet established quality and presentation standards.
  • Maintain exceptional curb appeal, landscaping, amenities, building conditions, and common areas.
  • Coordinate with vendors, contractors, and regional leadership on interior renovations, exterior improvements, and capital projects.
  • Monitor project timelines, budgets, quality standards, and resident communication to minimize operational disruption.
HOA Operations & Homeowner Relations
  • Support HOA operations, homeowner communications, and compliance with governing documents and community standards.
  • Assist with HOA Board meetings, meeting preparation, follow-up items, and professional communication with Board members.
