Job summary

Cirrus Asset Management is seeking a property manager in West Linn, OR to lead leasing and marketing for a community, build strong tenant/vendor relations, and oversee maintenance and occupancy. You will ensure service quality, coordinate CapEx projects, and drive budget adherence.

The role requires at least three years in property management, preferred Yardi experience, and strong computer skills (Word, Excel, Outlook).

Responsibilities

• Responsible for leasing and integrated marketing programs of the community
• Build relationships with tenants, vendors, and team members
• Communicates professionally with tenants regarding property-related issues
• Addresses and resolves emergencies
• Meets company standards for closing ratio and qualified sales calls
• Governance over marketing initiatives and implements creative marketing solutions
• Processes applications and conducts credit checks
• Manages all aspects of occupancy and maintenance
• Oversees one full-time maintenance technician
• Collects and processes rent payments
• Produces and distributes notices for non-payment
• Reviews expenses and assists in annual budget preparation
• Conducts move-out inspections and ensures deposit timelines
• Walks property and ensures unit readiness
• Coordinates CapEx projects with supervisor and construction department

Job Description

• Responsible for leasing and integrated marketing programs of the community.
• Build relationships with tenants, vendors, and team members, ensuring satisfaction and success.
• Communicates professionally with tenants regarding property-related issues.
• Addresses and resolves any emergencies that arise.
• Meets established company standards related to closing ratio on qualified walk-in traffic and phone to traffic ratio on qualified sales calls.
• Governance over approved marketing initiatives and capable of implementing and establishing creative marketing solutions.
• Processes applications and conducts credit checks.
• Manages all aspects of a building’s occupancy and maintenance.
• Oversees one full time maintenance tech
• Collects and processes rent payments.
• Produces and distributes appropriate notices for non-payment of rent timely and within regulations.
• Reviews expenses and assists in the preparation of annual budget requirements.
• Conducts apartment inspections upon move out to complete the statement of deposit within the state set timelines.
• Walks property and ready units to ensure quality and cleanliness.
• Must be capable of coordinating CapEx projects with support from Supervisor and Construction Department

Qualifications

• Minimum of three years of property management experience -Preferred
• Yardi- Preferred
• Must have excellent computer skills as well as proficiency in the following software programs: Microsoft Word, Excel, and Outlook
• Excellent communication and interpersonal skills
• Detail oriented and highly organized
• Skilled in time management and the ability to prioritize tasks
• Excellent critical thinking and problem-solving skills

Additional Information

Pay: $64,000-$69,000 per year

Schedule: Tuesday - Saturday; 9am-6pm
