Job description

Guardian has an opportunity for a Full-Time Community Manager to join our team in Woodridge!

Woodridge is an affordable apartment community with 264 units located in Tualatin, OR.

The Community Manager will work to ensure that the property meets all ownership goals and objectives, enforce Guardian Management policies and procedures, and adhere to Fair Housing and Landlord Tenant Laws at all times. A Community Manager is responsible for supervising other property staff and vendors to provide outstanding customer service to residents, maintain excellent curb appeal, ensure timely and proactive property maintenance, safeguard the financial health and stability of the property, ensure compliance with all government and property program requirements, and complete all required paperwork and reports on time.

We are seeking a dynamic self-starter who enjoys working with others and excels in a fast-paced office environment. The ideal candidate will be highly organized, professional, and communicative. A general understanding of property management duties and operations is essential.

Schedule: 40 hours/week

Compensation: $58,000 - $62,400 annually + benefits, depending on experience

Qualifications:

  • High school diploma or GED
  • At least two years of experience managing an affordable multi-family community
  • Experience developing and maintaining an annual budget
  • LIHTC/RD affordable housing experience is preferred
  • Experience with Yardi or similar property management systems
  • Strong attention to detail and organizational skills
  • Basic understanding of property budgets and financial accounting
  • Fluent in English, both written and verbal
  • Effective communication skills
  • Ability to complete required training within deadlines

Essential Functions:

  • Represent Guardian professionally at all times
  • Manage property operations in compliance with laws and regulations
  • Assist in developing operating and capital budgets
  • Analyze financial statements and report variances
  • Complete resident income certifications
  • Administer budgets and recommend improvements
  • Coordinate revenue collection and documentation
  • Maintain confidentiality of resident and property information
  • Supervise property staff and vendors
  • Maintain accurate records and reports
  • Oversee leasing activities and tenant relations
  • Handle delinquent accounts appropriately
  • Collaborate with corporate departments
  • Lead staff meetings and safety sessions
  • Strive for continuous improvement
  • Perform other duties as assigned
