Arlington Properties is seeking a Community Manager to lead a vibrant apartment community in Tuscaloosa. You will guide leasing, maintenance, resident relations, and team supervision to deliver exceptional service and strong occupancy.

This leadership role offers autonomy to shape strategy, foster resident satisfaction, and drive results while collaborating with regional and corporate support teams. The ideal candidate has 2+ years in property management with strong communication and leadership

Qualifications

• High school diploma or GED required; college coursework in business or hospitality preferred.
• At least 2 years in property management with team leadership experience.
• Strong knowledge of Fair Housing laws and landlord-tenant regulations.
• Experience managing property budgets, reporting, and financials.
• Proficient with property management software (Yardi, RealPage, MRI).

Responsibilities

• Oversee daily property operations including leasing, maintenance, resident relations, and team supervision.
• Hire, train, coach, and mentor onsite staff to achieve performance goals.
• Lead rent collection, budget management, and reporting with precision.
• Monitor market trends and implement strategies to maximize occupancy and revenue.

What You’ll Do

QualificationsWhat We’re Looking For

• High school diploma or GED required; college degree or coursework in business, property management, or hospitality preferred
• At least 2 years of experience in property management, including team leadership
• Strong working knowledge of Fair Housing laws and landlord-tenant regulations
• Financial acumen and confidence managing property budgets and reporting
• Experience using property management software (e.g., Yardi, RealPage, MRI) preferred
• Proficiency with Microsoft Office (Excel, Word, Outlook)
• A proactive, solution-oriented mindset with strong communication and organizational skills
• Valid driver’s license, current auto insurance, and reliable transportation
• Ability to work a flexible schedule, including weekends when necessary
