Job summary

Newbury Residential, Inc. in Columbia, Tennessee, is seeking an energetic Community Manager to lead an affordable LIHTC property, oversee leasing, resident satisfaction, budgets, and daily operations, and build a welcoming, compliant community.

You will lead a high-performing, customer-focused team, drive occupancy, manage compliance (LIHTC/HUD), resolve resident concerns with empathy, and partner with maintenance to keep the community vibrant.

  • Property management experience is a plus—but not required for the right candidate.

  • Maintain accurate resident files and documentation.
  • Ensure leasing and operational processes are completed accurately and on time.
  • Oversee applicant eligibility, income documentation, certifications, recertifications, and file accuracy.
  • Ensure rents, income limits, and program requirements are properly followed.
  • Review files for accuracy before submission to compliance team.
  • Track annual recertifications and deadlines.

About the Role

As Community Manager, you'll lead the daily operations of a thriving apartment community while inspiring your team to deliver exceptional service.

Drive Leasing Success

  • Partner with maintenance to ensure timely completion of work orders and apartment turns.
Ensure Compliance
  • Follow Fair Housing laws and company policies.
  • Maintain accurate resident files and documentation.
  • Ensure all leasing and operational processes are completed accurately and on time.
Ensure Affordable Housing Compliance
  • Oversee applicant eligibility, income and asset documentation, certifications, recertifications, and resident file accuracy.
  • Ensure rents, income limits, utility allowances, and applicable program requirements are properly followed.
  • Review files for accuracy and completeness before submission to the compliance team.
  • Track annual recertifications and other required compliance deadlines to ensure they are completed on time..
  • Work closely with the compliance team to resolve file corrections and compliance findings promptly.
  • Maintain confidentiality and accurate documentation throughout the application, certification, and residency process.
  • Ensure the community remains in compliance with applicable programs, which may include LIHTC, HUD, Section 8 or other affordable housing requirements

Requirements
  • Valid Driver's License and reliable transportation
  • Ability to lift up to 25 pounds and navigate properties with stairs, uneven surfaces, or outdoor terrain
  • High school diploma or equivalent required; college degree in Marketing, Business, or related field a plus.
  • Ability to work flexible hours, including some evenings
