Our boutique apartment community in Orange, CA is looking for a driven, hands-on Community Manager to lead the way. If you are ready to take ownership of a property, make it shine, and build a career with a company that values your contributions,
THE OPPORTUNITY
As Community Manager, you are the leader of the property. You will oversee the full operation of our community of under 70 units, from financial and operational performance to resident relations, curb appeal, and vendor management. Our smaller community size means you will have a real, visible impact every day. You will know your residents by name, see the results of your decisions firsthand, and take pride in a community that reflects your standards. Success in this role means delivering an exceptional resident experience while hitting revenue and expense targets.
WHAT YOU'LL DO
- Own the numbers: Develop and manage annual budgets and revenue goals in line with key financial metrics, and provide monthly variance analysis.
- Lead leasing and resident life: Coordinate move-ins and move-outs, approve and execute all leases, and enforce lease terms, including court appearances and testimony when needed.
- Deliver a five-star experience: Proactively resolve resident requests and concerns, and continually look for ways to raise the bar on customer service.
- Keep collections on track: Manage accounts receivable to ensure timely rent collection, follow company policy for non-payment, and provide monthly A/R comments.
- Manage vendors and contracts: Negotiate with and oversee service providers to ensure top-quality, on-time work in line with their contracts; review and approve vendor invoices within established thresholds.
- Stay on top of compliance: Make sure all legal paperwork and actions are in process, working independently or with our legal and accounting departments.
- Know your market: Track competitive properties, local business conditions, and market trends that impact the property.
- Present your results: Prepare and present business plan results to senior leadership.
- Other duties as assigned.
