Arlington Properties is seeking an experienced Community Manager to lead a vibrant apartment community in Athens, AL. You will drive resident service excellence, mentor the onsite team, and ensure smooth day-to-day operations.

Qualifications

• High school diploma or GED required; college degree preferred.
• At least 2 years of property management experience with supervision.
• Knowledge of Fair Housing laws and landlord-tenant regulations.
• Experience with property management software (Yardi, RealPage, MRI) preferred.
• Proficiency in Microsoft Office (Excel, Word, Outlook).

Responsibilities

• Oversee daily property operations including leasing, maintenance, and resident relations.
• Hire, train, coach, and mentor onsite team.
• Lead rent collection, budgeting, and reporting with accuracy.
• Monitor market trends and strategies to maximize occupancy and revenue.
• Ensure compliance with Fair Housing laws and company policies.
• Foster resident satisfaction and retention through proactive service.
• Collaborate with Regional Manager and corporate support teams.
• Represent Arlington Properties with professionalism.

Qualifications: What We’re Looking For

• High school diploma or GED required; college degree or coursework in business, property management, or hospitality preferred
• At least 2 years of experience in property management, including team leadership
• Strong working knowledge of Fair Housing laws and landlord-tenant regulations
• Financial acumen and confidence managing property budgets and reporting
• Experience using property management software (e.g., Yardi, RealPage, MRI) preferred
• Proficiency with Microsoft Office (Excel, Word, Outlook)
• A proactive, solution-oriented mindset with strong communication and organizational skills
• Valid driver’s license, current auto insurance, and reliable transportation
• Ability to work a flexible schedule, including weekends when necessary
