Job summary

CAMS is seeking a dependable Maintenance Technician / Custodial Worker for a large homeowners association in the Myrtle Beach, SC region. This full-time position runs from 7am to 4pm, totaling 40 hours weekly, and blends hands-on maintenance with daily custodial tasks to keep shared spaces clean, safe and welcoming for residents and guests.

Qualifications

• High school diploma or equivalent.
• Valid driver’s license.
• Dependable attendance and a strong work ethic.
• Maintenance or custodial experience preferred.
• Experience with painting, drywall patching, basic plumbing and minor electrical repairs.
• Safety-conscious with attention to quality workmanship and cleanliness.
• Good communication and customer service.
• Ability to operate cleaning equipment, hand tools and power tools.
• Ability to work independently with minimal supervision.
• Knowledge of cleaning procedures and chemical handling.

Responsibilities

• Inspect buildings and common areas daily to identify safety, maintenance, repair and cleanliness concerns.
• Perform routine light maintenance tasks such as replacing light bulbs, changing air filters, painting, drywall patching, and basic repairs.
• Assist with minor plumbing and electrical maintenance where permitted.
• Complete preventative maintenance and seasonal upkeep.
• Maintain and clean common areas including restrooms, clubhouse, meeting rooms, kitchen and fitness areas.
• Report issues and coordinate with vendors for repairs.
• Sweep, mop, vacuum and sanitize interior and exterior surfaces.
• Oversee grounds and outdoor amenity areas as needed.
• Restock janitorial supplies and manage storage areas.
• Operate and maintain hand tools, power tools and cleaning equipment safely.
• Assist with setting up community rooms for events.
• Follow safety procedures for tools, chemicals and equipment.
• Provide courteous service to staff, vendors, residents and guests.
• Support special projects as needed.
