An exciting career opportunity for an established and unique management company, currently seeking a bilingual (English and Spanish) and diligent On-Site Manager and a diligent Portfolio Manager.

A minimum of 5 years as Portfolio or Onsite CAM management experience is required.

Licensed candidates must be energetic and dedicated with strong organizational and communication skills. You will be responsible for all aspects of association management. A minimum of 5 years management experience is required and you must be able to effectively and professionally communicate with the board of directors and provide leadership for the employees.

Responsibilities:

  1. Ability to supervise and coordinate projects, contractors, and vendors.
  2. Negotiate and monitor contracts and renewals, supervise purchasing, and approve accounts payable.
  3. Possess effective verbal and written skills to communicate with the board of directors, residents, and owners.
  4. Provide weekly and monthly management reports for the Board of Directors and track project progress.
  5. Supervision of maintenance, grounds keeping, and office personnel.
  6. Conduct weekly property inspections.
  7. Notice, conduct, organize, and attend monthly board of directors meetings, annual & budget meetings.
  8. Transcribe minutes of meetings.
  9. Assist the Board in the preparation and implementation of the budget.
  10. Solicitation and evaluation of bids for services.
  11. Direct enforcement of the rules and regulations.
  12. Oversee maintenance activities and work orders.
  13. Review and process applications and background checks of new tenants and owners.
  14. Read and understand condominium documents.
  15. Read and understand financials.
  16. Deal with the city regarding permits, licenses, and violations.
  17. Review and monitor delinquencies and communicate with the association attorney.
  18. Deal effectively with tenant and owner’s issues.
  19. Perform administrative tasks, including emails, some filing, phone calls, etc.
  20. On call 24/7 for emergency response.
  21. Experience with 40-year re-certification and concrete renovation.

Requirements:

  1. Bilingual (English and Spanish).
  2. Computer literate, Word, Excel, MS Office & TOPS software.
  3. Project management experience helpful.
