WorkingBuildings, LLC. is seeking a Commissioning Project Manager for Data Center Projects to lead mechanical and electrical commissioning teams on hyperscale facilities.

The role focuses on installation verification, functional performance testing, IST, and comprehensive documentation to meet design intent. The position requires coordinating with general contractors, subcontractors, controls integrators, and owner representatives onsite.

Qualifications

  • Bachelor's degree in mechanical engineering, electrical engineering, or a related field is required; equivalent combination considered.
  • Minimum of 4 years of commissioning or related field experience, including 2 years in a project or team lead capacity.
  • Preferred: ASHRAE, BCA, AABC, or NEBB commissioning certification; OSHA 10 or OSHA 30 certification.

Responsibilities

  • Lead the project team of mechanical and electrical commissioning agents on hyperscale data center projects, including work assignment, technical direction, and quality review.
  • Execute Level 2 commissioning: installation verification and pre-functional checklists for mechanical and electrical equipment such as chillers, CRAH/CRAC units, cooling towers, pumps, piping, AHUs, generators, UPS, ATS, and switchgear.
  • Execute Level 3 commissioning: functional performance testing to verify equipment operates per sequence of operations and design intent.
  • Execute Level 4 commissioning: IST, including full-load testing, failure mode and loss-of-utility scenarios, and coordinated mechanical-electrical response testing.
  • Develop, review, and execute commissioning documentation (plans, pre-functional checklists, functional test scripts, issues logs).
  • Identify, document, and track deficiencies through resolution with contractors and owner representatives.
  • Coordinate daily onsite with general contractor, MEP subcontractors, controls contractors, and owner representatives.
  • Verify mechanical/electrical system performance against basis of design and owner project requirements.
  • Support commissioning of critical infrastructure (chilled water plants, CRAH/CRAC units, cooling towers, pumps, VFDs, BAS/BMS integration, generators, UPS, ATS, switchgear).
  • Monitor project commissioning schedule, staffing, and level of effort; communicate variances and risks promptly.
  • Travel to data center sites as required; majority on-site.
  • Perform other duties as assigned.

Job description

The Commissioning Project Manager for Data Center Projects leads a team of mechanical and electrical commissioning agents delivering commissioning services on mission-critical data center construction projects. The position is responsible for executing Level 2 (installation verification), Level 3 (functional performance testing), and Level 4 (integrated systems testing) commissioning activities for mechanical and electrical systems, and for the quality, schedule, and documentation of those activities on assigned projects. This is a field-based position: the majority of the role is spent onsite working directly with general contractors, MEP subcontractors, controls integrators, and owner representatives. The position is based in Atlanta, GA and requires extensive travel; current project work includes Oklahoma, Iowa, and Georgia.

DUTIES AND RESPONSIBILITIES:
  • Lead the project team of mechanical and electrical commissioning agents assigned to hyperscale data center projects, including work assignment, technical direction, and quality review.
  • Execute Level 2 commissioning: installation verification and pre-functional checklists for mechanical and electrical equipment, including chillers, CRAH/CRAC units, cooling towers, pumps, piping systems, air handling units, generators, UPS, ATS, and switchgear.
  • Execute Level 3 commissioning: functional performance testing to verify equipment operates per the sequence of operations and design intent.
  • Execute Level 4 commissioning: integrated systems testing (IST), including full-load testing, failure mode and loss-of-utility scenarios, and coordinated mechanical-electrical response testing.
  • Develop, review, and execute commissioning documentation, including commissioning plans, pre-functional checklists, functional test scripts, and issues logs.
  • Identify, document, and track deficiencies through resolution.
  • Coordinate daily onsite with the general contractor, mechanical and electrical subcontractors, controls contractors, and the owner's project team.

REQUIRED SKILLS/ABILITIES:
  • Working knowledge of mechanical and/or electrical building systems.
  • Knowledge of the commissioning process and the ability to execute Level 2, Level 3, and Level 4 commissioning activities.
  • Ability to read and interpret construction drawings, specifications, submittals, and sequences of operation.
  • Ability to develop and execute commissioning plans, pre-functional checklists, and functional test scripts.
  • Ability to identify and document deficiencies clearly and drive them to resolution with contractors and owner representatives.
  • Ability to lead and direct a field team of commissioning agents and to coordinate their work against the construction schedule.
  • Strong written and verbal communication skills; ability to work independently onsite and represent WorkingBuildings to the project team.
  • Ability to travel extensively (75% or more).
  • Valid driver's license and ability to meet client site access, safety training, and background check requirements.
  • Preferred: prior experience in data center commissioning specifically, at Levels 2 through 4.
  • Preferred: experience developing or executing Level 4 integrated systems test (IST) scripts.
  • Preferred: familiarity with BAS/BMS platforms and controls integration points.
EDUCATION AND EXPERIENCE:
  • Bachelor's degree in mechanical engineering, electrical engineering, or a related field required.
  • Equivalent combination of education and directly related commissioning or construction industry experience will be considered in place of a degree.
  • Minimum of 4 years of commissioning or related field experience required, including 2 years in a project or team lead capacity.
  • Preferred: commissioning certification through ASHRAE, BCA, AABC, or NEBB.
  • Preferred: OSHA 10 or OSHA 30 certification.
SUPERVISORY RESPONSIBILITIES:

This position has supervisory responsibilities. The position leads a project team of mechanical and electrical commissioning agents, including work assignment, technical direction, schedule coordination, and review of field work and documentation.

  • Regularly required to traverse uneven surfaces, confined spaces, and partially completed construction.
  • Required to wear personal protective equipment, including hard hat, safety glasses, hearing protection, protective footwear, and arc-rated clothing and fall protection where site conditions and energized equipment require.
  • Regularly exposed to outdoor weather conditions, moving mechanical parts, energized electrical equipment, elevated noise levels, and temperature extremes.
  • Must occasionally lift and/or move up to 50 pounds, including test equipment.
  • Specific vision abilities required include close vision, distance vision, color vision, depth perception, and the ability to adjust focus.
  • Requires extensive travel (75% or more) by air and vehicle to project sites in multiple states, including extended stays at remote jobsites.
