Job summary

QTS Realty Trust is seeking a Commissioning Engineer II to oversee Level 1–5 commissioning of base building and data center systems, including electrical, mechanical, and building automation components. You will coordinate with project teams, test and validate systems, and produce comprehensive commissioning documentation and as-built records.

The role requires strong collaboration, travel to multiple sites, and the ability to support construction/commissioning activities that may include nights

Qualifications

  • Bachelor's degree in Construction Management, Project Management, Computer Science, or related field or equivalent professional experience.
  • Five+ years of data center engineering, commissioning, or project management experience.
  • Background in building maintenance, CCTV/Access control, network, telecommunications, or fire detection/suppression systems.
  • Willingness to travel to other Data Center locations as required.

Responsibilities

  • Lead Level 1–5 commissioning activities for base building and data center systems including electrical, mechanical, and BMS/EPMS.
  • Develop and execute commissioning plans; document and track activities and test results.
  • Witness equipment testing and validate sequences of operation; review as-built documentation.
  • Coordinate with designers, contractors, and facilities to ensure seamless integration without impacting operations.
  • Create SOPs, MOPs, ERP procedures; provide end-user training and maintenance guidance.

Job description

The Commissioning Engineer II is responsible for but not limited to Level 1, 2, 3, 4 and 5 commissioning of base building systems, security systems, life safety systems, Electrical, Mechanical, and EPMS/BMS systems of a Data Center environment. This role will oversee, document, and track various aspects of commissioning activities. Activities will include but are not limited to testing and/or validation of connectivity, network infrastructure, security, life safety, other building subsystems and finishes, transformers, electrical switchgear, UPS (Uninterrupted Power Supply), STS (Static Transfer Switch), PDU (Power Distribution Unit), electrical distribution equipment, Chillers, water loops/components, Cooling distribution equipment, Electrical Power Monitoring Systems, and Building Management and automation systems. This role will also serve as a project manager and liaison to a third-party commissioning agent. This role requires work hours to support construction/commissioning activities of data center environments, which may include nights and/or weekends.This role will be a platform role that may require an estimated 75% travel to other sites around the U.S.RESPONSIBILITIES, other duties may be assigned.Assist in all site construction activity and installations, in coordination with QTS Development Team, external construction resources, to ensure system design, installation and testing adhere to operational standards.Develop comprehensive commissioning plans for Level 1, Level 2, Level 3, Level 4, and Level 5 systems, including connectivity, network infrastructure, security, life safety, other building subsystems and finishes, Electrical, Mechanical, and Building Automation components.Conduct thorough commissioning activities, ensuring that all systems are installed, tested, and validated according to industry standards and client specifications.Identify, track, and resolve any issues during the commissioning process, working closely with the project team to resolve technical challenges. Utilize findings and provide feedback to program management team to drive continuous improvement.Create and/or review detailed commissioning documentation, including test procedures, reports, and as-built documentation, ensuring accuracy and completeness.Witness testing of all equipment during commissioning and validate sequence of operations and receipt of all operational documentation.Collaborate with cross-functional teams, including design engineers, project managers, contractors, commissioning agents, and facilities operations to ensure seamless integration of systems during the commissioning phase without impact to operational portions of the campus or building.Implement quality control measures to ensure the highest standards are met during the build and commissioning process, adhering to regulatory requirements and industry best practices.Develop and test site specific standard operating procedures (SOP), method of procedures (MOP), and emergency response procedures (ERP) in coordination with facilities operations.Provide training to end-users and maintenance personnel on the operation and maintenance of commissioned systems.Uses the Change Management Process to get approval for preventative and corrective maintenance. Commences & completes the maintenance along with the necessary documentation using the QTS process and software.BASIC QUALIFICATIONSBachelor's degree in Construction Management, Project Management, Computer Science, or a related field or equivalent professional experienceFive or more years of work experience in data center engineering, commissioning, project management, or equivalent.Background in areas of building maintenance, CCTV and Access control systems, network, telecommunications, and/or fire detection/suppression systems.Ability to travel to other Data Center locations as required.Proficiency with MS Office Suite.US Citizenship for this position is required by law due to federal customer contractsPREFERRED QUALIFICATIONSFirm understanding of both mechanical and electrical equipment, systems and design related to data centers.Knowledge of electricity and medium to low voltage electrical distribution systemsExperience with emergency backup systems (generators, UPS, battery backup)Experience with various mechanical cooling solutions (Chillers, CRAH, CRAC, Pumps, Heat Exchangers, etc.)Knowledge of equipment operation and maintenance, single line drawings, critical scripted work, and sequence of operations.KNOWLEDGE, SKILLS, AND ABILITIESAbility to analyze operations of various systems, determine the cause of problems and malfunctions and take corrective action as required.The ability to acquire and apply job-related knowledge within set guidelines and expectations.Ability to develop solutions and create technical plans on projectsStrong written, verbal and interpersonal skills.Ability to function in a team environment.Computer skills and familiarity with MS Office, Outlook, and web-based computer applications.Position may involve frequent typing, standing, walking, pushing, pulling, bending, reaching, and lifting.
