Job summary

A leading staffing and consulting firm in Raleigh, NC, is seeking a Property Manager to manage commercial properties. The ideal candidate will have three to five years of experience in property management, excellent communication skills, and the ability to handle all operational tasks efficiently. Responsibilities include tenant communication, property inspections, accounting functions, and overseeing improvement projects. This is a full-time permanent role with a salary ranging from $90,000 to $110,000 based on experience.

Qualifications

• Three to five years' experience as an onsite commercial property manager.
• Preferred experience managing a staff.
• Medical building experience is a plus.

Responsibilities

• Acts as primary contact with tenants.
• Perform property inspections and recommend necessary alterations.
• Manage property accounting functions including AP and AR.
• Support new tenant orientation and coordinate activities.
• Ensure completion of work orders in a timely manner.
• Participate in leasing discussions and recommendations.
• Solicit bids for improvement projects and monitor progress.

Job description

Shift: Monday – Friday (8:30am – 5:00pm)

Duration: Permanent / Direct-Hire

Targeted Salary Range: $90,000 - $110,000 (based on experience, education, certifications, etc.)

Must Haves:

• Excellent written and verbal communication skills.
• Strong organization and analytical skills.
• Intermediate to advanced skills with Microsoft Office Suite.

Plusses:

• Experience managing a staff preferred.
• Medical building experience

Responsibilities:

• Acts as primary contact with tenants; directly involved with all aspects of property operations and daily administrative tasks.
• Perform periodic regular property inspections. Recommends alterations, maintenance and reconditioning as necessary. Contracts for vendor selection and oversight.
• Perform routine property accounting functions such as AP processing and AR reporting. Development of bi-annual forecasts for operating and capital expenses and review of annual Operating Expense Recoveries and Operating Expense Reconciliations.
• Support new tenant orientation programs and coordinates tenant-related activities.
• Work with tenants, building maintenance staff and vendors to ensure work orders are complete.
• Ability to provide efficient, timely, reliable and courteous service to customers. Must be able to work independently.
• Participate in leasing discussions and provide recommendations where applicable.
• Solicit bids for tenant and capital improvement projects, ensure projects are completed on time.
• Monitor construction progress and attend construction meetings as necessary.
