Job summary

CoMo Premium Exteriors in Columbia, MO is seeking an experienced Commercial Exterior Project Manager to oversee commercial roofing and exterior construction from contract to closeout. You will coordinate subcontractors, manage schedules and budgets, inspect work, and serve as the primary contact for property managers and general contractors.

• At least 4 years of experience in commercial roofing and exterior construction, especially TPO/EPDM.
• Ability to read and interpret construction plans and specifications.
• Knowledge of commercial roofing installation and warranty requirements.
• Experience scheduling and managing subcontractors.
• Proficiency with project management software and tablet/computer use.

Responsibilities

• Review contracts, estimates, construction plans, and specifications.
• Prepare material take-offs and coordinate materials, equipment, permits, and subcontractors.
• Manage commercial roofing and exterior projects involving TPO, EPDM, shingles, siding, soffit, fascia, and gutters.
• Monitor jobsite safety, including fall protection and OSHA requirements.
• Inspect work for quality, code compliance, and manufacturer warranty requirements.
• Communicate with property managers, facilities managers, general contractors, tenants, and subcontractors.
• Manage project schedules, budgets, job costs, and change orders.
• Resolve unexpected jobsite issues and keep projects moving.
• Maintain accurate project records, photos, permits, and change orders.
• Complete project closeout documentation, including invoices, lien waivers, warranty registration, and signed completion forms, within required deadlines.

Pay: $62,000–$80,000/year + quarterly performance bonuses
Schedule: Monday–Friday, 7:00 AM–4:00 PM
Location: Columbia, MO, with job sites throughout Central Missouri and occasional travel elsewhere in Missouri

We're looking for an experienced Commercial Exterior Project Manager to oversee commercial roofing and exterior construction projects from contract to closeout. Projects include office buildings, retail properties, apartment complexes, and duplexes.

You'll coordinate subcontractors and in-house crews, manage project schedules and budgets, inspect work, and serve as the primary contact for property managers, facilities managers, and general contractors.

The ideal candidate has hands‑on commercial roofing experience, understands TPO and EPDM systems, can read construction plans and specifications, and knows how to keep projects safe, on schedule, and within budget.

What You'll Do

What We're Looking For

Required Qualifications

• At least 4 years of experience in commercial roofing and exterior construction, especially TPO and EPDM systems.
• Ability to read and interpret construction plans and specifications.
• Knowledge of commercial roofing installation and manufacturer warranty requirements.
• Experience scheduling and managing subcontractors.
• Working knowledge of low‑slope and steep‑slope roofing, siding, soffit, fascia, and gutters.
• Strong communication, organization, and problem‑solving skills.
• Ability to manage multiple projects and make sound decisions in the field.
• Comfortable using computers, tablets, and project management software.
• Valid driver's license and a clean driving record.
• Ability to pass a background check.
• Ability to climb ladders, work safely on roofs, and occasionally lift or unload materials.

Preferred Qualifications

• Experience with AccuLynx or similar construction project management software.
• OSHA 30 certification.
• Bilingual English/Spanish skills.

Pay, Benefits & Performance Bonuses

• Base salary: $62,000–$80,000 per year, depending on experience.
• Quarterly performance bonus: Up to 10% of base salary, with a potential annual total of $6,200–$8,000.
