Job summary

National Coatings is seeking an experienced Project Manager to lead painting projects from initiation to completion, ensuring profitability and client satisfaction. The role requires coordinating multiple teams, managing subcontractors, and maintaining strict schedule discipline.

The successful candidate will have 4+ years of PM experience in commercial/retail painting, excellent communication, and a collaborative mindset to drive project success across diverse teams.

Qualifications

Responsibilities

• Oversee financial health of projects, ensuring profitability and contractual compliance.
• Track progress, identify roadblocks, and implement corrective actions.
• Manage subcontract and client pay apps, amendments, and notifications.
• Lead multiple projects while maintaining client relationships and timely responses.
• Track labor, equipment, and material costs for ongoing work.
• Lead Superintendents and drive overall performance.
• Coordinate manpower and schedules with Superintendents for upcoming projects.
• Prepare monthly billings based on current completion.
• Complete monthly Work in Progress reporting.

Responsibilities and Duties:

• Responsible for the financial health of assigned projects, ensuring profitability while meeting contractual obligations.
• Oversee project progress, proactively identifying potential roadblocks, delays, or issues; implement immediate corrective actions accordingly.
• Proficiently manage subcontract and client monthly pay applications, subcontract amendments, and necessary written notifications governing the work.
• Manage multiple projects concurrently while cultivating and maintaining client relationships; ensure timely responses to urgent situations.
• Track and manage labor, equipment, and material costs associated with ongoing projects.
• Lead and supervise the Superintendents, holding accountable for overall performance.
• Coordinate with Superintendents to determine proper manpower and schedules for upcoming projects.
• Prepare accurate monthly billings based upon current job completion status.
• Complete monthly WIP (Work in Progress) reporting.
• Lead, manage, exhibit, and hold accountable to the core values of Dedicated, Integrity, Pursuit of Excellence, and Team Player.

Experience and Qualifications:

• 4+ years of experience in project management
• Prior commercial and/or retail painting experience
• Exceptional communication, organization, and analytical skills
• Ability to collaborate and work effectively as a team player
• Proficiency with construction management software (Microsoft Outlook, Microsoft Excel, Eclipse, and/or Procore experience is a plus)
