Job summary

WMFHA is seeking a Maintenance Team Lead for a 20+ story commercial tower in Baltimore. The role focuses on overseeing mechanical, electrical, and fire life safety systems, ensuring preventive maintenance, regulatory compliance, and quick emergency response.

You will manage BAS/BMS, coordinate upgrades, and maintain CMMS records, while supervising technicians and coordinating with the Maintenance Manager. A strong background in HVAC, electrical, and building operations is essential.

Qualifications

• Minimum 5 years of building operations experience.
• Trade school training preferred.
• Must take on-call shift rotation for after-hours and weekend emergencies.
• Licenses such as Journeyman, Electrician, Refrigeration Certificate, or High Pressure Boiler License preferred.
• Experience repairing HVAC, boilers, heaters, pumps, refrigerant systems, compressors, water systems, plumbing and electrical.

Responsibilities

• Oversee preventive maintenance programs and regulatory compliance.
• Troubleshoot HVAC, electrical, and fire life safety systems.
• Review mechanical drawings and coordinate major equipment replacements and system upgrades.
• Manage BAS/BMS systems and CMMS documentation for asset history and lifecycle management.

• Collaborate with the Maintenance Manager to ensure reliable building operations.

Job description

Are you the most seniored maintenance team member that is often tasked with helping the new hires? Are you the subject matter expert on your team? Ready for a Supervisory role?

Our multi-year client is in need of a Maintenance Team Lead sharing the responsibility for the overall operation, maintenance, reliability, and performance of building systems with the Maintenance Manager. This is a commercial tower/20+ story building in Baltimore. The primary focus will be oversight of Mechanical, Electrical, and Carpentry work.

This position oversees preventive maintenance programs, regulatory compliance, and emergency response activities to ensure the safe, efficient, and uninterrupted operation of facilities.

Essential Duties and Responsibilities Mechanical Systems

• Chillers
• Cooling towers
• Air handling units (AHUs)
• Variable air volume (VAV) systems
• Pumps
• Building automation systems (BAS/BMS)
• Complete and log preventive maintenance programs
• Troubleshoot complex HVAC and mechanical system failures
• Review mechanical drawings
• Help coordinate major equipment replacements and system upgrades

Electrical Systems

• Medium and low voltage electrical distribution systems
• Emergency generators
• Automatic transfer switches (ATS)
• Lighting and lighting control systems
• Help lead response efforts during power outages and emergency events

Fire Life Safety Systems

• Fire alarm/Sprinkle systems
• Emergency lighting
• Smoke control systems
• Help coordinate regulatory inspections and corrective actions.

Building Automation & Controls

• Help Manage Building Automation Systems (BAS/BMS)
• Help coordinate controls upgrades, programming modifications, and system integrations
• Properly maintain comprehensive preventive, predictive, and corrective maintenance programs and documentation for compliance
• Utilize CMMS software to track work orders, maintenance history, equipment performance, and asset lifecycle management
• Keep and maintain accurate asset inventories, supplies and equipment documentation

Requirements

• A minimum or 5 years of experience in building operations experience
• Trade School Trained is preferred
• Must take on-call shift rotation for after-hours and weekends emergencies (shared with others) quarterly
• Appropriate license/permit for trade is preferred, i.e. Journeyman or Electrician License or City Licenses, such as Refrigeration Certificate, High Pressure Boiler License, High Pressure Steam Operator, etc.
