Comstock is seeking a dynamic and strategic Portfolio and Specialty Leasing Manager to oversee leasing operations for a diverse portfolio of mixed-use developments. You will be responsible for driving leasing performance, managing tenant relationships, and executing leasing strategies to maximize occupancy and revenue. This role requires a proactive and results-driven individual with strong negotiation, relationship management, and leadership skills.
Support the Vice President of Leasing in executing the leasing strategy for Comstock's office, retail, mixed-use, and shopping center portfolio.
Assist in all phases of the leasing process, including prospecting, property tours, proposals, letters of intent, lease negotiations, transaction management, and lease execution.
Identify prospective tenants and proactively source new business through networking, canvassing, cold outreach, industry events, and market research. Conduct broker outreach and maintain an active pipeline of prospective office, retail, restaurant, entertainment, and mixed-use tenants.
Lead and manage the Company's Specialty Leasing Program across the portfolio.
Develop merchandising strategies for kiosks, carts, temporary inline tenants, seasonal retailers, sponsorships, pop-ups, events, and common area activations.
Negotiate, administer and process all specialty leases, licenses, renewals, amendments, sponsorship agreements, and temporary occupancy agreements.
Maintain specialty leasing inventory, merchandising plans and common area mapping.
Manage all leasing administration from proposal through execution.
Prepare Letters of Intent, deal summaries, commission agreements, lease approval packages, lease abstracts, and executive presentations.
Maintain accurate reporting, forecasting, and transaction status within Yardi, VTS, and other leasing platforms.
Maintain leasing databases, tenant trackers, availability reports, stacking plans, and portfolio reporting.
Lead the development and maintenance of all leasing marketing collateral for the portfolio including leasing brochures, stacking plans, marketing graphics, etc.
Coordinate all broker and prospective tenant tours.
Follow up with brokers and prospects to advance leasing opportunities and maintain active communication throughout the transaction process.
Bachelor's degree in Business, Real Estate, Finance, or a related field preferred.
Minimum 5 years of experience in commercial real estate leasing, property management, or a related field.
Strong knowledge of lease agreements, financial modeling, and industry regulations.
Excellent negotiation and communication skills, with the ability to interact professionally with tenants, brokers, and internal stakeholders.
Proficiency in Microsoft Office Suite (Excel, Word, PowerPoint) and lease management software.
Ability to manage multiple projects, set priorities, and meet deadlines in a fast-paced environment.
Strong analytical and problem-solving skills with a strategic mindset.

$80,000 - $100,000 USD
