Job summary

Qualifications

  • Experience with commercial high-end interior projects, dry labs, data centers, mission critical facilities.
  • Knowledge of lease agreements and construction documents.
  • Strong MS Office and MS Project skills.
  • Excellent written and verbal communication; strong interpersonal skills.

About The Role

We are seeking a Project Management Consultant to join our team to oversee and manage various Commercial Real Estate projects for a large client with facilities throughout the U.S. The Project Manager will lead high-end commercial real estate projects associated with the Clients real estate transaction activity related to expansions, consolidation, capital improvements, rightsizing and exits. The candidate will perform its work from one of the Turner & Townsend offices. The specific location of the assigned office will be dependent upon the hiring location and client requirements. The position will require 40% to 50% travel. This job is part of the Project Management function and is responsible for the management of projects from initiation through completion.

What You’ll Do
  • Leadall facets of project management (budget, schedule, procurement, quality &risk) for multiple commercial, high-end renovation projects including planning,design, construction, occupancy and closeout.
  • Demonstratecapability to read, understand, and apply standard to sophisticated documentsaffecting real estate projects, including but not limited toagreements/contracts, leases, work letters, project charters, surveys anddrawings.
  • Interfaceand be in direct contact with the clients to define project requirements.Prepare scope of work, project delivery resource requirements, cost estimate& budget, cash flow, work plan schedule & milestones, quality control,and risk identification.
  • Identifyproject delivery resources from pre-qualified lists or through individualproject qualification process; conduct standard request for proposals;completes bid analysis; recommends resources to clients.
  • Leadproject delivery resources/team providing project guidance and direction toachieve project goals.
  • Implementcommunication plan for meetings and written reports/meeting minutes to keepclient and project resources informed. Facilitate project meetings.
  • Implementproject documentation governance aligned with company and Client requirements.Ensure project data integrity and documentation is accurate, timely andcoordinated.
  • Trackprogress of each project against goals, objectives, approved budgets, approvedtimelines. Report status and variances. Craft action plans to meet objectives,budget and schedule.
  • Implementchange management routines to assess change requests, make recommendations,secure client approvals, and issue change orders. Assess change requests todetermine impacts to scope, budget, schedule, quality and risk.
  • Demonstrateability to identify complex project risks, lead constructability reviews,develop risk mitigation and contingency plans, and implement plans to reduce oreliminate project risks.
  • Demonstratea knowledge of projects & project management within the context of businessresults (larger economic implications, business risk, etc.).
  • Conductcomplex requests for proposals, complete bid evaluations, and recommendresources to clients.
  • Facilitatethe development of a charter and integrated timelines.
  • Ensureall functions remain on schedule and issues get resolved or escalated.
  • Facilitateregular meetings to review project status for active and pending projects.
  • Collaborateto develop solutions and guide the project team through implementation andcompletion.
  • Applyadvanced knowledge to seek and develop new, better methods for accomplishingboth client individual project and portfolio objectives.
  • Showcaseexpertise in own job subject area and in-depth knowledge of other job fieldswithin the organization function.
  • Coachothers to develop in-depth knowledge and expertise in most or all areas withinthe function.
  • Leadby example and model behaviors that are consistent with CBRE RISE (Respect, Integrity, Service, Excellence) values. Anticipate potential objections and persuadeothers, often at senior levels and of divergent interest, to adopt a differentpoint of view.

  • Reportregularly to a Director Project Management/Account SPOC and follow reportingprotocol established by the Director.
  • Otherduties as assigned.
What You’ll Need

Applicants must be currently authorized to work in the United States without the need for visa sponsorship now or in the future.

  • Bachelor's degree and at least five years of related experience and/or training. Prior experience working with high-rise, high-end interior projects and demanding clients is strongly desired.
  • Proven track record of managing multiple projects in varying stages simultaneously and the ability to deliver under pressure or fast-paced environments is preferred.
  • Prior experience working with commercial high-end interior projects, dry labs, data centers, mission critical, heavy MEP, and demanding clients is strongly desired.
  • Prior experience working with high-end and demanding clients is helpful.
  • Solid track record of managing multiple projects in varying stages simultaneously and the ability to deliver under pressure or fast paced environments is helpful.
  • Commercial interior renovation project and/or construction management experience are preferred.
  • Ability to exercise judgment based on the analysis of multiple sources of information with a willingness to take a new perspective on existing solutions.
  • In-depth knowledge of Microsoft Office products including MS Office, MS Project and other MS software including but not limited to Word, Excel, Outlook, PowerPoint, Teams, etc.
  • Interpersonal skills with an advanced inquisitive mindset.
  • Strong communications skills, both written and verbal. Working understanding of Lease Agreements, contract language and construction documents.
