What We Do

Our primary responsibility is to fulfill Commercial Evaluation Reports requested through our system. Analysts utilize algorithms and analyze results from commercial databases to search for comparable sales, analyze similar sales, and prepare comparisons using qualitative analysis to form an opinion of the market value of properties. They are expected to complete searches for three comparable sales, analyze various factors, and make recommendations or conclusions. Assistance from more experienced team members will vary depending on task complexity. Work is reviewed before being sent to the lender.

What You'll Do

1. Analyze information on subject property characteristics from Assessor's websites or via phone; input data into reports, check for errors, and identify if additional information is needed.
2. Conduct searches for comparable sales; estimate market value using the Sales Comparison Approach, possibly with assistance from senior analysts or leads.
3. Analyze comparable data beyond database information, including deed types, transaction types, parcel sales, and property types, with assistance as needed.
4. Recommend adjustments for factors like condition, quality, age, sale date, etc., often requiring guidance from leads.
5. Recommend weighting of comparables for value estimation, subject to review.
6. With guidance, complete income approach or land evaluation as needed.

What You'll Bring

• Bachelor's Degree
• 2-5 years of experience in real estate, preferably with a real estate/lender or appraisal firm
• Understanding of fundamental concepts of commercial evaluation
• Excellent communication skills, both verbal and written
• Strong organizational skills, ability to multitask and work under pressure
• Problem-solving, decision-making, and analytical skills
• Proficiency with Microsoft Office

Salary Range: $22.80 - $30.38 Hourly

This range is an estimate based on factors like knowledge, skills, experience, and location.
