What We Do

Our primary responsibility is to fulfill Commercial Evaluation Reports requested through our system. Analysts utilize algorithms and analyze results from commercial databases to search for comparable sales, analyze similar sales, and prepare comparisons using qualitative analysis to form an opinion of the market value of properties. They are expected to complete searches for three comparable sales, analyze various factors, and make recommendations or conclusions. Assistance from more experienced team members varies depending on task complexity. Work is reviewed before being sent to the lender.

What You'll Do

1. Analyze information on subject property characteristics from Assessor's websites or by contacting offices; input data into reports, check for errors, and gather additional information if needed.
2. Conduct searches for comparable sales using the Sales Comparison Approach to estimate market value; may require assistance from senior analysts or leads.
3. Analyze comparable data, including data from databases like CoStar and Loopnet, considering deed types, transaction types, property types, etc., with assistance from senior analysts or managers.
4. Recommend adjustments for factors such as condition, quality, age, sale date, and sale condition, typically with guidance from leads.
5. Determine weighting of comparables to assist in preparing a value estimate for review and approval.
6. With guidance, complete income approach and land evaluation as needed.

What You'll Bring

• Bachelor's Degree
• 2-5 years of experience in real estate, preferably with a real estate/lender or appraisal firm
• Understanding of fundamental concepts, practices, and procedures of commercial evaluation
• Excellent verbal and written communication skills
• Strong organizational skills with the ability to multitask, prioritize, and work under pressure
• Analytical skills, problem-solving, and independent decision-making abilities
• Proficiency with Microsoft Office

Salary Range: $22.80 - $30.38 Hourly

This range is an estimate of the base pay at posting time, based on factors like knowledge, skills, experience, and location.
