COMMERCIAL CONSTRUCTION SUPERINTENDENT

Location: Corpus Christi, Texas (project-based, on site daily)

Reports To: Project Manager

Employment Type: Full-Time, Salaried Exempt

POSITION SUMMARY

Achilles General Contracting is hiring an experienced Commercial Construction Superintendent to run day-to-day field operations on a commercial project in Corpus Christi, Texas. The Superintendent owns the job site — schedule, safety, quality, subcontractor performance, and documentation. This is a hands‑on leadership role for someone who runs the project from the field, not from the truck. You will be the company's presence on site and the single point of accountability for what gets built, how fast, how safely, and how well it is documented.

KEY RESPONSIBILITIES

Schedule & Field Operations

• Own daily execution of the project schedule; build and maintain a rolling three‑week lookahead
• Coordinate all subcontractors, material deliveries, equipment, and inspections so no trade is ever waiting
• Manage manpower loading daily against available work — no idle crews, no short crews
• Run weekly subcontractor coordination meetings and hold subs to committed manpower and dates
• Identify schedule risk early and bring it to the Project Manager with a proposed recovery plan, not just a problem
• Manage site logistics, laydown areas, access, security, and temporary facilities

Daily Reporting & Documentation — Procore

We run all projects in Procore. Daily documentation is not administrative overhead — it is how we get paid, defend our position, and protect the company. This is a non‑negotiable part of the job.

• Submit a complete Procore daily log every single workday by [6:00 PM] — including days with little or no production
• Daily log must include: manpower counts by subcontractor, work performed by area, deliveries received, equipment on site, weather and any weather‑related delay, visitors and inspections, and any safety observations or incidents
• Upload a minimum of [15] progress photos per day, captioned and tagged to the correct location or area in Procore
• Photograph all work before it is concealed — in‑wall MEP, above‑ceiling, below‑slab, waterproofing, and flashing — prior to cover
• Document every delay, differing site condition, and out‑of‑scope directive the day it occurs, with photos and written notice to the Project Manager
• Maintain RFIs, submittal status, drawings, and punch lists in Procore; build only from the current issued‑for‑construction set
• Document all T&M and extra work the same day with signed tickets and photo backup — unsigned tickets do not get paid
• Keep field notes, as‑built markups, and inspection records current and legible

Safety

• Enforce the company safety program, PPE requirements, and the site‑specific safety plan without exception
• Conduct and document daily pre‑task planning / JHAs and weekly toolbox talks
• Perform documented site safety walks; correct hazards immediately rather than noting them for later
• Report every incident and near‑miss immediately — concealing or delaying a report is grounds for termination
• Maintain SWPPP compliance, inspections, and documentation

Quality & Closeout

• Verify work in place against the contract documents, specifications, and approved submittals
• Hold pre‑installation meetings and first‑work‑in‑place inspections for each major trade
• Coordinate and pass municipal, third‑party, and owner inspections the first time
• Manage the punch list continuously throughout the job; drive closeout, O&M manuals, and warranty documentation from mid‑project rather than at the end
• Own rework — identify it early, correct it, and document the root cause

Cost & Resource Control

• Hold self‑perform labor to budgeted hours and installed quantities
• Control material waste, small tools, consumables, and rental equipment; release rentals the day they are no longer needed
• Maintain a clean, secure, organized, inspection‑ready site at all times

Client & Team

• Represent the company professionally with the owner, architect, engineers, inspectors, and any occupied adjacent tenants
• Communicate proactively with the Project Manager — problems get escalated early, before they cost money
• Train, direct, and hold accountable all field personnel assigned to the project

REQUIRED QUALIFICATIONS

• Five or more years as a superintendent on commercial projects — ground‑up, tenant improvement, or major renovation
• Demonstrated ability to read and interpret construction drawings, specifications, submittals, and shop drawings
• Working proficiency in Procore: daily logs, photos, RFIs, submittals, drawings, and punch lists
• OSHA 30‑Hour Construction certification, or the ability to obtain it within 30 days of hire
• Proven record of managing subcontractors and holding a schedule
• Clear written communication — able to produce daily reports and written notice that hold up under review
• Valid driver's license, acceptable driving record, and reliable transportation
• Ability to pass a pre‑employment background check and drug screen

QUALIFICATIONS

• Gulf Coast / coastal Texas experience, including TDI windstorm (WPI‑8) inspection and documentation requirements
• Familiarity with City of Corpus Christi and Nueces County permitting and inspection processes
• Bilingual English / Spanish
• TWIC card, for port‑or refinery‑adjacent work
• First Aid / CPR, SWPPP inspector, or competent‑person certifications (excavation, fall protection, scaffolding)
• Experience running multiple crews or a second project simultaneously

WHAT SUCCESS LOOKS LIKE

• First 30 days: Fully oriented to the drawings, schedule, and subcontracts; daily logs and photos submitted on time every day; all subcontractors introduced and manpower commitments documented.
• First 60 days: Three‑week lookahead is driving the job; inspections passing the first time; no open safety corrections; punch items being closed as they are created.
• First 90 days: Project on or ahead of schedule; self‑perform labor at or under budgeted hours; documentation complete enough that any change or delay claim is fully supported.

PHYSICAL REQUIREMENTS & WORK ENVIRONMENT

Active construction site. Must be able to walk uneven terrain, climb ladders and stairs, lift up to 50 pounds, and work outdoors in Gulf Coast heat and humidity. Extended hours and occasional weekend work as the schedule requires.
