Job summary

Majority Builders, Inc. in South Bend, IN, is seeking an experienced Project Manager to lead commercial construction projects from pre-construction through closeout.

You will collaborate with clients, design professionals, and subcontractors to develop plans, schedules, and budgets, ensuring on-time delivery and profitability. The role requires a bachelor’s degree in construction management or related field and 3+ years of experience; willing to relocate to Michiana region.

Job description

What You’ll Do:
Pre-Construction and Planning
  • Review drawings, specifications, contracts, and other project documents to understand the scope, schedule, and budget.
  • Collaborate with the estimating team during project handoff and assist with developing subcontractor work packages.
  • Lead project kickoff meetings with clients, internal teams, design professionals, and key subcontractors.
  • Coordinate building permits, regulatory approvals, and other requirements before construction begins.
  • Identify potential scope, scheduling, and constructability concerns early in the project.
Project Execution and Financial Management
  • Develop, maintain, and distribute project schedules.
  • Coordinate long‑lead materials, equipment, and subcontractor mobilization.
  • Manage submittals, shop drawings, RFI's, and communication between the owner, design team, superintendent, subcontractors, and suppliers.
  • Manage project budgets, review job costs, forecast costs at completion, and monitor overall project profitability.
  • Prepare and execute subcontract agreements, purchase orders, owner change orders, and subcontractor change orders.
  • Review subcontractor and supplier invoices and process monthly progress billings.
  • Prepare and submit monthly owner billing applications, including AIA G702/G703 forms when required.
  • Evaluate requested changes and communicate their cost and schedule impacts.
  • Coordinate owner selections, approvals, and other information needed to keep construction moving.
Field Coordination and Team Leadership
  • Partner closely with the on‑site superintendent to coordinate sequencing, material deliveries, subcontractors, and field operations.
  • Lead owner‑architect‑contractor progress meetings and subcontractor coordination meetings.
  • Prepare and distribute meeting minutes, schedules, and other project updates.
  • Coordinate with the general superintendent and field supervisors when Majority Builders performs portions of the work.
  • Support jobsite quality‑control efforts and compliance with company and OSHA safety standards.
  • Travel regularly to project sites and meetings throughout the Michiana region.
  • Monitor progress, resolve issues, and maintain communication with the field team.
Project Closeout
  • Coordinate final inspections with the superintendent and local authorities.
  • Oversee punch‑list completion and assist the project team in reaching Substantial Completion.
  • Assemble warranties, operation and maintenance manuals, as‑built drawings, approved submittals, lien waivers, and other closeout documents.
  • Coordinate the transfer of utilities and delivery of attic stock and owner materials.
  • Conduct post‑project evaluations to review profitability, scheduling accuracy, and subcontractor performance.

What We’re Looking For
  • Three or more years of commercial construction or project management experience preferred.
  • A bachelor’s degree in construction management or a related field is preferred.
  • Candidates with a relevant bachelor’s degree and limited direct experience will also be considered for training and mentorship.
  • Working knowledge of commercial construction methods, materials, schedules, and project documentation.
  • Ability to read and understand construction drawings and specifications.
  • Strong organizational skills and the ability to manage multiple priorities and deadlines.
  • Clear and professional communication with clients, subcontractors, design professionals, and colleagues.
  • Sound judgment and a practical, solutions‑focused approach to project challenges.
  • Strong attention to detail, particularly when managing contracts, budgets, schedules, and project documentation.
  • Experience with Microsoft Office, Microsoft Project, Smartsheet, TimberScan, or similar construction‑management software is preferred.
  • Familiarity with AIA billing, submittals, RFI's, change orders, and project closeout procedures is preferred.
  • A valid driver’s license and driving record acceptable under the company’s automobile insurance requirements.
  • A willingness to learn, grow, and take on additional responsibility.
  • Authorization to work in the United States without current or future employer sponsorship. Majority Builders does not provide employment visa sponsorship for this position.
