Avenue Construction is a locally owned commercial general contractor in the Greater Nashville area looking to hire for the Project Manager Role. Crucial to this position is experience in Commercial and/or Multifamily Construction. The project manager is responsible for managing overall direction, completion and financial outcome of projects. The position will also be responsible to direct and supervise the work of project administration and project superintendents along with managing client and subcontractor communication, budgeting, scheduling and contracts.

Responsibilities:
- Communication with client, project superintendent, architect, engineer, and subs during building process to ensure project completion per contract specifications.
- Overseeing building process by assisting with prioritizing, answering questions, managing deadlines, keeping budget in line, communicating project status to client and resolving bigger issues associated with project.
- Estimating new projects, reviewing plans, requesting bids from subcontractors and planning for project staffing and resource allotment for phases of projects.
- Setting up projects when they are awarded, including preconstruction meetings, activities and all other coordination to start up a job.
- Working with superintendents to establish, track and manage the appropriate project schedule ensuring that critical path requirements are achieved on time or ahead of time.
- Anticipating project needs with sufficient lead-time to avoid delay of production.
- Overseeing and approving the monthly job cost updates, managing cost versus budget, as well as reviewing, approving and negotiating change orders.
- Ensuring projects meet or exceed their financial objectives, by managing every stage of development.
- Managing Permits and U&Os.
- Coordinating construction activities with local officials (engineering, zoning, and other local government.)
- Ensuring safety, quality and production is maintained.
- Project closeout: Securing loose ends by finishing paperwork, obtaining retainages and closeout paperwork, supporting supervisors and expediting claims.
Skills/Knowledge/Ability
- Competent in performing complete and accurate project take offs and estimates.
- Demonstrated ability to manage budget, schedule, people, and quality of work.
- Strong project computer systems experience required. (ex: Procore)
- Effective verbal and written communication with employees, external vendors, customers and subcontractors.
- Interpersonal Skill - Skill in developing positive working relationships with customers, superintendents and subcontractors, as well as local government offices. Must be able to discuss job plans effectively with customers, superintendents, subcontractors and other agencies, as well as communicate bigger issues to upper management in a timely manner.
- Safety & Compliance - Comprehends safety rules and procedures before beginning new projects, prioritizes safety and ensures compliance prior to start, completes construction according to project standards, mitigates hazards, promotes safety throughout the project.
- Planning and Scheduling - Understands resources, requirements, time constraints and cost, logically sequence work and estimate time to completion, populates schedule with resource and cost, sets goals, adjusts for unexpected events or conditions, tracks and updates.
- Management and Team Management- Manages multiple priorities and teams to accomplish project and company goals. Tracks project scope, schedule, and budgets, and resolves critical issues. Aids team in priorities and tasks and cultivates a team environment
- High degree of integrity and understanding of ethical industry standards. Exercises judgment and uses sound principals to make decisions.
Qualifications:
- Commercial Construction Experience required.
- Degree or diploma in a related field, or a related combination of training and experience.
- 8+ years of related experience; construction and management experienced required.
- Familiar with technical drawings systems and planning & reporting systems.
- Proficient with Microsoft Office Suite.
- Goal oriented: able to set goals and achieve them.
- Compliance: follows applicable laws, codes, regulations, or zoning for required work.
- Demonstrates clear logical written, verbal, and communication and presentation skills.
