ESSENTIAL FUNCTIONS

- Establish and foster positive long-term relationships with all business partners including owners, architects, engineers, and subcontractors
- Cultivate and manage relationships with new and existing clients; provide clients with accurate estimates and value engineering
- Assume single responsibility for large, complex projects; assume overall responsibility for the preconstruction stage of each project
- Identify tasks to be accomplished in order to satisfy contractual requirements
- Ensure estimates, schedules, constructability reviews, value engineering efforts, cost report planning, and purchase planning efforts and documents meet detail, schedule, and quality requirements
- Provide overall preconstruction effort oversight and show ability to lead a project team and project solutions
- Manage estimating process through initial advertising/prequalification and solicitation of subcontractors, bid evaluation process, and award
- Effectively schedule complete preconstruction effort including all estimate milestones, durations, and identifying long lead items and other needs
- Interface with Owner, Architect/Engineers, and subcontractors to resolve technical matters during design or prebid, and provide engineering and cost data regarding project feasibility
- Organize departmental team so that each estimator involved knows responsibilities and deadlines
- Mentor/teach junior estimators all aspects of the preconstruction process
- Prepare estimates for all stages of design from Conceptual through Final Construction Documents (Design/Build, Guaranteed Maximum Price, and Hard Bid diversity)
- Perform value engineering and life-cycle costing
- Develop and write all bid packages and subcontractor scopes of work
- Participate with the Project Manager in the award of subcontracts and write all subcontracts before turning over to the construction team
- Demonstrate exceptional presentation and sales skills while serving on RFP/Interview teams
- Other duties as assigned
- Use safety equipment as prescribed by the company to ensure safety on the job site
- As a safety-sensitive position, complete adherence to alcohol and drug use policies set by the company
- In-person, predictable attendance at the assigned location
EDUCATION/EXPERIENCE
- Bachelor's degree in Engineering, Construction Management, or equivalent field
- Minimum of three (3) to five (5) years of Construction Management/General Contractor experience
- Verifiable work references demonstrating exceptional accomplishments, leadership, and communication skills
SKILLS
- Solid computer skills; Proficient in Microsoft Word, Outlook, Excel
- Proficient in the use of estimating software
- Able to read drawings and specifications
- Strong understanding of commercial construction industry practices and standards
- Knowledge of construction costs, project budgeting, vendor selection, client proposals, and owner/architect/general contractor industry expertise
- Strong customer service orientation
- Strong organizational, multi-tasking, and planning skills
- Excellent verbal and written communication skills
