Qualifications

  • 5+ years of related experience in a commercial property or facility setting.
  • Technical, vocational, or on-the-job training in operation, maintenance, and basic repair of HVAC systems, boilers, pumps, refrigeration, and related equipment.
  • Basic proficiency with Microsoft Office 365 (Outlook, Teams, Word).
  • Valid driver's license with insurable driving record.
  • Universal CFC/Refrigerant Technician certification may be required depending on local regulations.

Responsibilities

  • Maintain and troubleshoot heating equipment, chillers (air- and water-cooled), DX units, pumps, cooling towers, fan coil units, VAV systems, air distribution systems, and related building equipment.
  • Verify field conditions and perform repairs, adjustments, and preventive maintenance.
  • Monitor building equipment and EMS; respond to system alerts and equipment issues.
  • Perform preventive maintenance: change filters, clean coils, grease bearings, inspect belts, replace motor bearings, and maintain water treatment systems.
  • Inspect mechanical equipment rooms, replace lamps, ensure cleanliness and safe access, and conduct fire and life-safety inspections as required.

Operating Engineer

Location: Overland Park, KS

Schedule: 1st Shift

Pay: $32.00–$37.00 per hour, depending on experience

Position Summary

The Operating Engineer is responsible for the safe, efficient operation, maintenance, inspection, and repair of commercial building mechanical systems and equipment. This position requires strong HVAC and building-systems knowledge, preventive maintenance experience, troubleshooting skills, and a commitment to maintaining a safe and reliable facility.

Key Responsibilities

HVAC & Mechanical Systems

  • Maintain and troubleshoot heating equipment, chillers (air- and water-cooled), DX units, pumps, cooling towers, fan coil units, VAV systems, air distribution systems, and related building equipment.
  • Verify field conditions and perform necessary repairs, adjustments, and corrective maintenance.
  • Monitor building equipment and mechanical systems to ensure proper and efficient operation.
  • Monitor the Energy Management System and respond to system alerts and equipment issues as needed.

Preventive Maintenance

  • Perform scheduled preventive maintenance, including:
    • Changing filters and cleaning coils.
    • Punching tubes and maintaining heat-transfer surfaces.
    • Greasing fan, pump, and motor bearings.
    • Inspecting and adjusting belts.
    • Replacing motor bearings.
    • Aligning pulleys and shafts.
    • Monitoring condenser, chilled-water, heating-water, and secondary-water chemical treatment systems.
    • Maintaining chemical feed equipment.
    • Cleaning and maintaining cooling towers.
  • Complete annual inspections and other scheduled maintenance routines as directed.

Building & Equipment Inspections

  • Inspect mechanical equipment, fan rooms, motors, pumps, electrical rooms, and backup generators.
  • Replace lamps and light fixtures as needed.
  • Reinstall or replace building signage.
  • Ensure mechanical and equipment rooms are clean, organized, and free of debris and obstructions.
  • Inspect emergency exit signs and emergency lighting to ensure proper operation.
  • Maintain clear and unobstructed access to emergency stairs and exits.
  • Perform fire and life-safety inspections in accordance with local jurisdictional requirements, company standards, building protocols, and supervisor direction.

Required Knowledge, Skills & Abilities

  • Thorough knowledge of commercial building systems, operations, maintenance, and repairs.
  • Working knowledge of Energy Management Systems, techniques, and operations.
  • Strong mechanical troubleshooting, analytical, and problem-solving skills.
  • Excellent time management, organization, and prioritization skills.
  • Ability to read and understand technical information, drawings, and schematics.
  • Ability to communicate clearly and effectively with coworkers, supervisors, vendors, and building occupants.
  • Ability to identify differences in colors, shades, and brightness when performing inspections.

Physical Requirements

  • Ability to stand, stoop, crouch, reach, climb, and work in a variety of mechanical and building environments.
  • Ability to frequently lift and move at least 50 pounds of equipment, tools, ladders, and materials.
  • Ability to safely install and use rigging and lifting devices.
  • Ability to crouch and reach while installing or moving equipment.
  • Ability to move between departments, floors, and properties as required to perform assigned duties.
  • Ability to clearly communicate verbally and understand written and oral instructions.
  • Ability to read printed materials, drawings, schematics, and other technical documentation.
  • Ability to perform detailed visual inspections at close range.
  • Ability to perform repetitive physical tasks over sustained periods while maintaining safe work practices.

Experience, Education & Credentials

  • Technical, vocational, or on-the-job training in the operation, maintenance, and basic repair of:
    • HVAC systems
    • Boilers and heaters
    • Pumps
    • Refrigeration systems
    • Compressors
    • Water systems
    • Related commercial building equipment
  • Minimum 5 years of related experience in a commercial property or facility setting.
  • Basic proficiency with Microsoft Office 365, particularly Outlook, Teams, and Word.
  • Valid driver's license with an insurable driving record.
  • Universal CFC/Refrigerant Technician certification may be required depending on local regulations and job responsibilities.
