Grid151 is seeking a Closing Specialist to coordinate real estate closings and manage the full lifecycle of closing transactions, ensuring documents are accurate, compliant, and delivered on time.

You will assemble, review, and finalize CDs, ALTA statements, deeds, and title policies; serve as the liaison among lenders, title companies, borrowers, and settlement agents; and support post-closing activities to drive a smooth funding and recording process.

Qualifications

  • 2+ years’ experience with a title or closing company.
  • National title closing experience preferred.
  • Strong attention to detail and organizational skills.

Position Summary:

The Closing Specialist is responsible for coordinating real estate closings and managing the full lifecycle of closing transactions. This includes assembling, preparing, reviewing, and verifying loan closing documents while ensuring compliance with all applicable state, federal, and regulatory requirements. This role manages an active pipeline of transactions to ensure files are completed accurately, on time, and in accordance with established service level agreements while delivering high-quality support to clients, lenders, and settlement partners.

Essential Functions:
  • Assemble, prepare, review, and verify all documents required for loan closings, including contracts, settlement statements, closing disclosures, mortgages, deeds, and title policies, ensuring accuracy and completeness.
  • Prepare preliminary and final settlement statements, including Closing Disclosures (CD) and ALTA statements, and manage revisions and approvals as needed.
  • Review and revise closing documents to meet lender requirements, ensuring full compliance with regulatory, investor, and company guidelines prior to transmitting finalized packages to settlement agents.
  • Coordinate the closing process, including scheduling and execution of document signings, while ensuring all required documentation is complete prior to closing.
  • Perform final pre-closing reviews of title fees, taxes, premiums, endorsements, vesting, and all checklist items to ensure readiness for closing.
  • Serve as a liaison between lenders, title companies, borrowers, and settlement agents, maintaining clear and timely communication to ensure expectations and deadlines are met.
  • Collaborate with internal teams, including disbursement and post-closing, to ensure a seamless transition from closing through funding and recording.
  • Support post-closing activities, including revisions to CDs or ALTA statements and overall file completion.
  • Manage an active pipeline of files, prioritizing tasks to meet deadlines and established service level agreements.
  • Provide operational support across all workflow stages, including back-office functions, and assist with coverage needs such as on-call, alternate shifts, and weekend support as required.
  • Perform additional duties as assigned.
  • Capacity to work under pressure and tight deadlines.
  • Capable of generating a high degree of respect and trust to develop, maintain strong relationships with business partners across all levels of stakeholders.
  • Strong communication skills, with the ability to clearly and concisely present issues, ideas and recommendations in verbal, written and presentation formats.
  • Highly motivated, inquisitive, self-started with the ability to multi-task and effectively manage priorities to meet deadlines in a fast-paced environment.
  • Strong attention to detail and excellent organizational skills
Education, Formal Training, and Experience:
  • 2+ years’ experience with title or closing company preferred.
  • National title closing experience preferable.
