Job summary

ABM Industries is seeking a Janitorial Project Manager to oversee day-to-day operations at assigned facilities, ensuring service excellence and strong client relationships. You will lead custodial staff, promote safety, and drive continuous improvement while coordinating budgets and reports.

The role requires 4–5 years in facility/operations management with supervisory experience, and a proven ability to manage multiple projects and communicate effectively with clients and stakeholders.

Qualifications

• 4–5 years of facility/operations/project management with 1–2 years supervisory experience.
• Strong customer service, leadership, and interpersonal skills.
• Budget oversight and cost control experience.
• Proficiency in Microsoft Office Suite and related technologies.
• Strong verbal and written communication skills.
• Ability to manage multiple projects and respond to urgent client needs, including occasional evening/weekend hours.

Responsibilities

• Lead and support custodial frontline employees and supervisors; foster a culture of engagement, accountability, and teamwork.
• Coach and mentor staff to drive performance and compliance with ABM policies.
• Assist in hiring/onboarding and conduct evaluations with HR.
• Act as primary client contact; build strong relationships with property management teams.
• Ensure services meet contract terms and address client feedback.
• Promote additional services and identify growth opportunities.
• Oversee daily janitorial/custodial operations.
• Ensure compliance with ABM safety standards and quality programs.
• Conduct time studies/site inspections and drive continuous improvement.
• Coordinate special projects and support new processes/technologies.
• Prepare and review reports, budgets, payroll, and cost analysis.
