Job summary

Transforming Age Associates, LLC is hiring a Community Manager to oversee Summerwood in Redmond, WA. You will supervise onsite staff, manage leasing, rent collection, resident communication, and ensure compliance with LIHTC and HUD programs.

The role focuses on occupancy, resident satisfaction, financial performance, and property operations, coordinating audits, inspections, and staff development while maintaining a customer‑focused approach and upholding safety and regulatory standards.

Qualifications

  • Minimum 2+ years of affordable housing operations experience including LIHTC and HUD compliance requirements.
  • Experience leading or guiding a small on-site management team.
  • Proven ability to manage leasing, rent collection, and resident relations in an affordable housing context.
  • Knowledge of Fair Housing requirements and applicable housing regulations.
  • Familiarity with property management software platforms like MRI, Yardi, Boston Post, or similar.

Responsibilities

  • Manages day-to-day operations of the community, including leasing, rent collection, resident communication, affordable housing compliance, maintenance coordination, office administration, and supervision of property team (includes maintenance supervisor, maintenance technician, porter, and a compliance specialist).
  • Monitors occupancy levels, leasing performance, resident retention, and overall community performance.
  • Ensures timely completion of resident move-ins, move-outs, annual recertifications, inspections, and lease renewals.
  • Responds to resident concerns and resolves issues professionally and promptly.
  • Maintains positive relationships with residents, vendors, contractors, and agency representatives.
  • Coordinates and prepares for agency audits and inspections, taking lead on preparing the community for stakeholder visits.
  • Provides leadership, coaching, training, and performance management to onsite staff.
  • Enforces terms, community rules, and policies in a fair, consistent, and professional manner.
  • Conducts regular team meetings and promotes a collaborative work environment.
  • Establishes performance expectations and holds team members accountable for goals and standards.
  • Participates in recruiting, interviewing, onboarding, and staff development activities.

We are hiring a Community Manager to support Summerwood in Redmond, WA! Our Community Manager is responsible for the overall day-to-day operations, financial performance, regulatory compliance, resident satisfaction, and physical condition of Summerwood Apartments, an affordable housing community located in Redmond, Washington. This position provides direct supervision and leadership to onsite staff, including the Compliance Specialist, Maintenance Supervisor, Maintenance Technician, and Porter, while ensuring the community operates efficiently and in accordance with all affordable housing program requirements.

Our Community Manager responsibilities

  • Ensures timely completion of resident move-ins, move-outs, annual recertifications, inspections, and lease renewals.
  • Responds to resident concerns and resolve issues professionally and promptly.
  • Maintains positive relationships with residents, vendors, contractors, and agency representatives.
  • Coordinates and prepares for agency audits and inspections, taking lead on preparing the community for stakeholder visits.
  • Provides leadership, coaching, training, and performance management to onsite staff.

  • Participates in recruiting, interviewing, onboarding, and staff development activities.
  • Responds to resident inquiries, complaints, and concerns promptly and professionally ensuring communications are clear, consistent, factual and appropriately documented.
  • Escalate serious grievances, legal matters or safety issues promptly to the Regional Community Manager.
  • Coordinates with CIRC’s resident services team as appropriate to support resident stability and successful tenancy.
  • Supports organizational culture and strategic objectives by promoting the Mission, Vision, and Values and contributing to our Culture of Excellence.
  • Performs other duties as assigned.
What you need to succeed
  • Minimum a consecutive 2+ years of recent experience in affordable housing operations which was comprised of LIHTC and HUD compliance requirements (similar experience may be considered)
  • Prior Community Manager, Assistant Community Manager, Leasing, Compliance, or property operations experience required.
  • Experience leading or guiding a small on-site management team.
  • Experience with property management software platforms such as MRI, Yardi, Boston Post, or similar systems preferred.
  • Working knowledge of affordable housing operations, including LIHTC, HUD, Section 8, and other applicable housing programs.
  • Knowledge of Fair Housing requirements and consistent, non-discriminatory housing practices.
  • Familiarity with Washington State landlord-tenant requirements and applicable local, state, and federal housing regulations.
  • Working knowledge of affordable housing and market rate leasing, rent collection, resident relations, recertifications, move-ins, vacancies, and day-to-day property operations.
  • Strong organizational skills with the ability to support multiple communities while effectively managing deadlines, resident matters, reports, and compliance requirements.
  • Strong verbal and written communication skills with a customer-focused approach and the ability to communicate professionally and effectively with residents, applicants, staff, vendors, and community partners.
  • Ability to work independently or in a group setting while maintaining confidentiality and using sound judgment in decision making.
  • Must have valid driver’s license and reliable transportation.
  • Must pass criminal background check.
