Job description

About Hotel Arya

Hotel Arya is a premier hospitality property located in Miami, part of the Miami Vacations Rental portfolio. As a leading boutique hotel, we specialize in delivering exceptional guest experiences while maintaining the highest standards of service and professionalism. Hotel Arya combines personalized service with the flexibility and modern amenities today’s travelers expect, driven by a commitment to maximizing guest satisfaction and profitability.

The Role

This is a hands‑on leadership role where the Chief of Engineering owns the full physical infrastructure of Hotel Arya. You will be the first line of accountability for issues, the owner of the preventive maintenance program, and the leader responsible for keeping every space guest‑ready daily. You will serve as the infrastructure backbone for the property, working directly with the General Manager and coordinating external vendors to ensure the property runs at the expected standard.

Key Responsibilities
  • Perform and oversee hands‑on repairs across the property, covering HVAC, plumbing, electrical, appliances, carpentry, pool, and exterior upkeep.
  • Develop and execute a preventive maintenance schedule to proactively eliminate guest‑facing problems.
  • Source, schedule and supervise external vendors and subcontractors, holding them accountable to quality, cost, and timing standards.
  • Act as the first responder for urgent maintenance issues that affect guest experience or property safety.
  • Track work orders, maintenance costs, and vendor performance, reporting regularly to the GM and flagging risks before they upscale.
  • Continuously identify inefficiencies and propose improvements to overall operations and vendor relationships.
What Success Looks Like (KPIs)
  • Response Time: Issues acknowledged within 2 hours and resolved within 24–48 hours, depending on severity.
  • PM Completion: 95%+ of scheduled preventive maintenance tasks completed on time each month.
  • Guest Impact: Maintenance‑related complaints remain below the set threshold, with zero repeat issues in the same space.
  • Vendor Quality: Vendor work passes QC inspection on the first visit more than 90% of the time.
  • Cost Control: Maintenance spend stays within budget, with no unplanned overruns without GM approval.
Core Competencies
  • Ownership — Takes full responsibility for the physical condition of the property. Identifies issues proactively, follows through to resolution, and never waits to be told twice.
  • Service Mindset — Understands that every repair, every response time, and every unresolved issue has a direct impact on the guest experience. Treats maintenance as a hospitality function, not just a technical one.
  • Excellence — Fixes things properly, not temporarily. Takes pride in work quality and holds vendors to the same standard. A patch is not a solution.
  • Teamwork — Communicates clearly and proactively with the Operations and Housekeeping teams. No surprises, no silos. Keeps everyone informed so the property runs as one unit.
  • Resourcefulness — Finds the right solution within budget. Creative under constraint, cost‑aware by default. Avoids unnecessary expenses without compromising quality or safety.
Qualifications
  • 7+ years in building engineering or facilities management, with a minimum of 3 years in a high‑rise property (10+ stories). Condo‑hotel or mixed‑use property experience strongly preferred.
  • Valid Florida stationary engineer or equivalent license. EPA Universal Certification (refrigerant handling). CPO (Certified Pool Operator) preferred. OSHA 30‑Hour Construction preferred.
  • Demonstrated track record managing renovation or capital improvement projects valued at $500K+ including contractor coordination, permitting, and budget management.
  • Reliable, self‑directed, and calm under pressure—a proactive problem‑solver who does not require hand‑holding.
  • Comfortable with basic digital tools for work orders, scheduling, and communication.
  • Proficient in CMMS, Microsoft Office, building automation systems (BAS), and project management software.
  • Bilingual (English/Spanish), own tools, and a reliable vehicle are a strong plus.
Compensation, Benefits & More
  • Competitive base salary + performance incentives
  • On‑Target Earnings (OTE): $90,000 - $110,000 (base + bonus based on results)
  • Clear path for career growth within Hotel Arya and Miami Vacations Rental
  • Collaborative, high‑ownership culture in an environment where your results matter
