Job description

Position Summary

As a Centralized Operations Specialist 2, you will play a crucial role on Elmington's Centralized Operations team, focusing on processing applicant files and preparing new move-in and recertification files for affordable housing communities nationwide. Your responsibilities include gathering, verifying, and organizing necessary paperwork, such as income documents and tenant records, from applicants before submission to the compliance team for final approval. Emphasizing accuracy, communication, and collaboration, you will support both applicants and internal teams to ensure a smooth application process.

Your contributions will directly support multiple properties, helping maintain occupancy rates and align with organizational goals. You will be part of a fast-paced, innovative environment that values efficiency, clear communication, and exceptional service.

Hours of Operations

Our Centralized Leasing Center operates Monday to Sunday from 7AM to 7PM CST. This position offers remote, work-from-home opportunities after training and meeting expectations. All team members will complete training at our corporate office in Nashville, TN.

Requirements

Responsibilities
  • Collect and verify applicant documentation for completeness and accuracy
  • Coordinate with Centralized Operations Leads, Managers, and team members for efficient processing
  • Track file progress and suggest process improvements
  • Communicate with applicants via phone, email, and text for updates and questions
  • Guide applicants on required documents and follow up on missing paperwork
  • Respond to inquiries via phone, email, text, and live chat
  • Provide information about available apartments, leasing terms, and application steps
  • Assist applicants in completing rental applications and understanding documentation requirements
Preferred Qualifications
  • High School Diploma required
  • At least 6 months of experience in HUD or Tax Credit Housing, property management, compliance, or related fields
  • Customer service experience
  • Ability to understand and follow industry-specific written and oral instructions with a positive approach
  • Clear, organized communication skills; ability to negotiate and persuade
Location and Travel
  • Based at our Nashville, TN corporate office
  • Willing to travel up to 10% annually
Physical Requirements
  • Prolonged sitting and/or walking
  • Ability to lift up to 15 pounds
