Job summary

University Partners seeks a Centralized Leasing Specialist in Dallas, TX to drive leasing across leads, applications, and renewals. You will manage outreach by phone, email, and text, and log detailed notes to support fast conversions.

The role requires leasing or student housing experience, strong communication, and proficiency with Entrata and Bonfire. Hybrid schedule with on-site days in downtown Dallas.

Qualifications

  • The candidate has experience in leasing, sales, or customer-facing roles.
  • Minimum of one year as a Leasing Consultant or similar role.
  • Proficiency with Entrata and Bonfire (or comparable leasing/CRM platforms).
  • Strong phone presence, written communication, and organizational skills.
  • Ability to work independently in a remote/centralized capacity.
  • Ability to interpret pipeline data and prioritize outreach accordingly.

Responsibilities

  • Lead management: pull and review leads by property and ensure prompt contact.
  • Execute timely outreach via call, email, and text across the leasing funnel.
  • Log detailed, contextual notes after each interaction.
  • Application follow-up: determine status and chase incomplete applications.
  • Renewals: contact residents and guarantors to close renewals and confirm rates.
  • Platform outreach: conduct prospect outreach and maintain conversation records.
  • Tracking & reporting: log conversations and track performance against reports.
  • Prospect feedback: analyze feedback to improve the value proposition.
  • Standards: maintain high activity, prioritize tour follow-up, and follow policies.

Centralized Leasing Specialist - Dallas, TX
Position Summary

The Centralized Leasing Specialist directly supporting high-priority leasing activity, the position serves as a portfolio-level leasing resource, using performance data, market intelligence, and independent judgment to recommend interventions and improve leasing results across assigned properties.

This role owns fast, consistent, human follow-up across the entire leasing funnel-leads, applicants, and renewals-with a relentless focus on urgency and conversion. The role is central to hittingpre‑leased occupancy goals,particularly during renewal season and high‑need leasingpushes.

Key Responsibilities
Lead Management
  • Pull and review leads byproperty; identify anyprospect not contacted in thepast two days.
  • Execute timely outreach via call, email, and text, tailored to where theprospect is in their journey.
  • Reviewprior notes before each contact and log detailed, contextual notes after every interaction.
Application Follow-Up
  • Review activity notes to determine true application status (started,partially completed,pass, fail,pass with conditions, relet, approved).
  • Chase incomplete applications by contacting guarantors, emergency contacts, andpotential roommates to move them forward.
  • Identify roommate gaps and follow up with allparties to close out groups.
Renewals
  • Work started,partially completed, and unsigned renewals; contact residents and guarantors directly.
  • Confirm rates and floorplan availability and communicate deadlines onpending renewal offers.
Platform Outreach
  • Conductprospect outreach and maintain clean, well-managed conversation records.
  • Audit message history for quality and consistency, flagging gaps forproperty managers.
Tracking & Reporting
  • Log all conversations and notes in Entrata.
  • Trackperformance against the UP LeasingPerformance Report.
  • Document market feedback (on-campus waitlist status, dorm capacity, communicationpreferences) and overall observationsper site.
Prospect Feedback
  • Gather and analyze feedback from prospects and residents to identify trends, opportunities, and areas for improvement.
  • Translate feedback and key insights into actionable recommendations for corporate leadership and operational teams.
  • Identify opportunities to leverage prospect insights to strengthen the property’s value proposition and enhance the prospect experience.
Standards & Expectations
  • Maintain a high volume of meaningful daily activity-well above minimum call thresholds.
  • Treat every lead with equal urgency regardless of source.
  • Operate with an "all hands-on deck" mindset.
  • Prioritize tour follow-up, recognizing tours as the hottest leads.
  • Additional duties and tasks as assigned.
  • Follow Fair Housing standards and companypolicies in all interactions and documentation
Qualifications
  • Experience in leasing, sales, or customer-facing roles,preferably in student or multifamily housing.
  • At least one year of Leasing Consultant experience preferred.
  • Proficiency with Entrata and Bonfire (or comparable leasing/CRMplatforms) stronglypreferred.
  • Strongphonepresence, written communication, and organizational skills.
  • High sense of urgency, self-motivation, and comfort working independently in a remote/centralized capacity.
  • Ability to interpretpipeline data andprioritize outreach accordingly.
Work Schedule & Location
  • This is a full-time, 40-hour-per-week position.
  • Employees work on-site Monday through Thursday at University Partners’ downtown Dallas office and remotely on Fridays.
  • Candidates must be available to work this required hybrid schedule.
