Bullpen is partnering with a vertically integrated real estate developer to hire a Capital Markets Manager focused on multifamily financing.

This person will manage debt financing across a portfolio of operating properties and development projects, from initial lender outreach and financing analysis through negotiation, closing, refinancing, and payoff. The role also offers exposure to equity presentations and capital partner relationships.

This is an opportunity for a real estate finance professional ready to take greater ownership, work directly with senior leadership, and influence financing decisions across the full investment lifecycle. Title and scope are flexible based on experience.

What You'll Do
  • Source and evaluate construction, bridge, agency, and permanent financing for multifamily investments and developments.
  • Build and maintain relationships with banks, debt funds, mortgage brokers, agency lenders, and other capital providers.
  • Compare financing proposals and recommend structures based on proceeds, pricing, recourse, flexibility, and business plan requirements.
  • Build financial models assessing debt capacity, debt service, cash flow, equity requirements, and investment returns.
  • Negotiate financing terms and coordinate loan execution with lenders, legal counsel, title, escrow, and internal teams.
  • Manage financing timelines, due diligence requirements, and closing deliverables.
  • Monitor portfolio maturities and recommend refinancing, extension, and permanent financing strategies.
  • Prepare investment materials and support presentations to lenders and equity partners.
  • Partner with development, construction, asset management, and accounting to align financing with project needs.
What We're Looking For
  • At least three years of experience in commercial real estate finance, capital markets, debt placement, or lending.
  • Experience underwriting, structuring, or executing real estate financing transactions, preferably involving multifamily properties or development.
  • Strong understanding of capital stacks and debt metrics, including LTV, LTC, DSCR, and debt yield.
  • Advanced Excel and financial modeling skills.
  • Ability to translate analysis into clear recommendations for senior leadership.
  • Strong communication, organization, and transaction management skills.
  • A hands-on approach and comfort independently handling both analytical work and lender relationships.
  • Bachelor's degree in finance, accounting, real estate, or a related field.

Relevant backgrounds include real estate owners and developers, debt and equity advisory teams, mortgage banking, and commercial real estate lending.

Preferred Experience
  • Multifamily construction financing.
  • Fannie Mae, Freddie Mac, or HUD financing.
  • Equity presentations and capital partner engagement.
  • Interest-rate caps, hedging, and loan document review.
  • Accounting or credit experience supporting real estate transactions.
Why Join
  • Own financing transactions across an active multifamily platform.
  • Work directly with senior decision-makers.
  • Gain exposure to development, construction, and property operations.
  • Expand your responsibilities across debt and equity capital markets.
  • Join an entrepreneurial team that values initiative, collaboration, and accountability.
