Job summary

The Minneapolis Institute of Art (Mia) is seeking a hands-on facility operations leader to manage campus maintenance, grounds, and custodial teams. You will drive preventive maintenance, oversee repairs, and coordinate with leadership on capital projects and budgets.

Ideal candidates bring five+ years of leadership in building operations, strong communication, and experience with CMMS to deliver reliable, safe, and efficient campus operations. This is a full-time on-site role at Mia.

Qualifications

  • Minimum five years of hands-on leadership in building maintenance and operations.
  • Experience planning and scheduling complex repairs and preventative maintenance for multiple facilities.
  • Ability to respond to after-hours and weekend emergencies.

Responsibilities

  • Supervise repair and maintenance of buildings, custodial and grounds operations.
  • Assess campus condition and performance; drive scheduled and preventive work.
  • Develop service levels and prioritise work orders; implement a robust PM program.
  • Create reports on efficiency; manage CMMS and review service contracts.
  • Lead staff hiring, scheduling, coaching, performance reviews, and safety training.
  • Track budget related to repairs and maintenance; manage procurement of parts and supplies.
  • Coordinate with leadership on capital projects and communicate plans to Mia staff.

Job description

Hands‑on facility operations leader who can balance facilities expertise and exceptional people skills to lead a team and deliver results. Focus on process improvement related to the maintenance of the building and campus components, including locks/doors, roofs, walls, office moves, janitorial and all season grounds maintenance. Coordinate, track, and drive scheduled, preventative and proactive work related to the campus.

In this role, you will…
  • Supervise the repair and maintenance of buildings, as well as custodial and grounds operations on the Mia campus.
  • Assess the condition and performance of the campus.
  • Monitor progress and facilitate prioritization of work orders, preventative maintenance and repairs.
  • Develop and implement service level expectations regarding the timely response and execution of repairs, updates and cleaning.
  • Working with staff, develop a robust PM program.
  • Inspect buildings, site and equipment with staff to determine maintenance and repair needs, and set the schedule for effective execution.
  • Create reports on efficiency and effectiveness.
  • Maintain and updates CMMS
  • Manage and review service contracts.
  • Manage procurement of parts, tools, equipment and supplies.
  • With the Head of Facilities, track and review budget related to repairs and maintenance.
  • Review and maintain replacement parts inventory.
  • Ensure permits and licenses are current and up to date.
  • Lead and coordinate emergency response to campus emergencies.
  • Provide department leadership in the absence of Head of Facilities.
Supervise and lead staff
  • Responsible for hiring, promotion, and corrective action.
  • Determine appropriate daily staffing, including weekend, holiday, overtime and on-call schedule.
  • Set clear work direction, lead by example, coach, problem solve and promote teamwork.
  • Assign and prioritize work for the team via CMMS program
  • Plan, schedule, and manage complex building maintenance, operation, repair and custodial activities.
  • Communicate organizational messages.
  • Establish, maintain, and support Mia workplace culture.
  • Approve vacation and sick leave requests.
  • Safety and other role specific training.
  • Perform quarterly and annual performance reviews.
  • Monitor and enforce policies and procedures.
  • Assess the neatness, accuracy, and thoroughness of work.
  • Plan, schedule and manage complex and routine maintenance, operation and repair projects related to the campus.
  • Keep building systems in good working order; respond quickly and effectively when equipment goes down.
  • Track and report on schedule and budget related to repair and replacement projects.
  • Work with the Head of Facilities to establish short and long term capital projects, as it relates to campus operations.
  • Work with Facilities leadership to communicate project plans and impact out to Mia staff and our partners.
Other
  • Determine training needs for the department and coordinate.
  • Serve on committees as assigned.
  • Provide support for other facility related activities.

Requirements:
  • Minimum of five years’ related work experience leading hands‑on, technical work
  • Relevant experience in building maintenance and operations including planning and scheduling complex repairs and upgrades, planning and scheduling preventative maintenance for multiple facilities
  • Ability to respond to after‑hours and weekend emergencies as needed
  • Experience in a cultural institution a plus
