Job summary

IRG Realty Advisors’ East End campus in Akron, OH seeks a Site Manager to oversee daily operations, maintenance, safety, and appearance of the large mixed-use property. You will coordinate with contractors, manage preventive maintenance, and support capital planning for long-term value.

The role is on-site, requires Monday–Friday availability, and occasional evenings or weekends for emergencies or major projects, with on-call responsibilities as needed.

Qualifications

• High school diploma or equivalent; additional technical education or training is valued.
• At least four to five years of building operations and maintenance experience, with a practical understanding of commercial building systems.
• Demonstrated ability to troubleshoot equipment and facility issues, coordinate repairs, and work effectively with contractors and maintenance personnel.
• Strong communication, organization, documentation, and general computer skills.
• A service-focused, team-oriented approach and the ability to work effectively with clients, tenants, residents, contractors, vendors, and internal partners.
• Ability to work on site Monday through Friday, respond to emergencies while on call, and work evenings or weekends when operational needs require.
• Ability to walk and inspect buildings and grounds, indoors and outdoors in varying weather conditions, and lift and carry up to 50 pounds.

Responsibilities

• Oversee daily operation, maintenance, safety, security, and appearance of campus buildings and grounds.
• Coordinate day-to-day work with contractors and the Maintenance Assistant for installations and repairs.
• Ensure contractors perform quality work safely and in compliance with OSHA, EPA, and codes.
• Troubleshoot issues, perform repairs within capability, seek vendor support when needed.
• Respond to client, tenant, and resident concerns; document actions taken.
• Purchase and manage maintenance supplies; maintain logs and annual inventory.
• Assist Operations Manager with annual capital planning for building systems and grounds.
• Support site workflows and monthly operational reporting, including major projects and cost savings.
• Maintain current technical knowledge through training and publications.
