Job summary

As we continue to grow in Northwest Indiana, we’re looking for a driven Sales Representative to lead owner acquisition, build strong referral networks, and drive long-term portfolio growth.

The property management space is increasingly relationship-driven and performance-focused. Success in this role means not only closing new business, but building trust with property owners and positioning PMI NWI as the go-to partner in the market.

The Role

As a Business Development Manager, you will own the full lifecycle of owner relationships—from first contact through onboarding. You’ll be responsible for driving new business, managing leads, and building strategic partnerships that fuel consistent growth.

This is a high-impact role where success comes from a mix of sales execution, relationship-building, and market awareness. You’ll work closely with marketing and operations to ensure a seamless experience for new clients while continuously improving how we attract and convert leads.

Key Responsibilities
Drive Growth & Close New Business
  • Own the full sales cycle from prospecting to close, ensuring consistent lead conversion.
  • Generate and manage high-quality leads with the goal of adding 100+ new doors annually.
  • Track and optimize conversion rates, adjusting strategies to improve performance.
Build Strategic Relationships
  • Develop and maintain strong referral partnerships with brokers, agents, and local business leaders.
  • Strengthen existing partnerships to drive consistent, high-quality referrals.
  • Represent PMI NWI at industry events, conferences, and networking opportunities.
Lead Management & Process Optimization
  • Manage all incoming leads and maintain clear, organized documentation of deal progress.
  • Collaborate with internal teams to create compelling proposals and close agreements efficiently.
  • Continuously improve lead generation strategies using data and performance insights.
Collaboration & Cross-Functional Work
  • Partner with marketing to support campaigns across digital, email, and local channels.
  • Work closely with operations to ensure smooth onboarding and client integration.
  • Act as a bridge between client expectations and internal execution.
Market Awareness & Innovation
  • Stay informed on local real estate trends and identify new opportunities for growth.
  • Proactively engage property owners, especially those dissatisfied with current providers.
  • Explore new and creative lead sources beyond traditional channels.
  • Add 100+ new doors annually to the management portfolio.
  • Maintain a 30%+ lead-to-close conversion rate.
  • Establish at least 5 new referral partners per quarter.
  • Achieve a 50%+ proposal-to-contract success rate.
Qualifications
  • 2+ years of experience in sales or business development.
  • Real estate/property management interest is preferred but not required.
  • Proven ability to convert leads into long-term client relationships.
  • Strong communication, negotiation, and presentation skills.
  • Highly organized with the ability to manage multiple deals simultaneously.
  • Experience using CRM systems to track pipeline and performance.
  • Entrepreneurial mindset with a proactive, problem-solving approach.
  • Familiarity with the local real estate market is a plus.
Requirements
  • In-office role (Monday–Friday, 8:30 AM – 5:00 PM).
  • Willingness to travel for meetings, networking, and events.
  • Valid driver’s license and reliable transportation.
