Job summary

Sunnyside Communities in Harrisonburg is seeking a Buildings Tech Manager to oversee daily operations, maintenance, and safety of the community’s buildings and systems. Lead Building Technicians, prioritize work orders, and coordinate preventive maintenance to ensure comfort and safety for residents and staff.

The role is exempt, full-time and reports to the Assistant Director of Buildings & Grounds. Requires a high school diploma and five years in maintenance leadership, with a hands-on,

Qualifications

  • High school diploma or equivalent required.
  • Education/experience equivalent to completion of a vocational program preferred.
  • Previous experience in building, facilities, property, or related maintenance required.
  • Previous leadership, lead-worker, or supervisory experience preferred.
  • Minimum of five years of experience in general maintenance or related field preferred.
  • Knowledge of general building systems including electrical, plumbing, mechanical, HVAC.
  • Ability to troubleshoot routine and complex maintenance and facility issues.
  • Strong organizational, prioritization, problem-solving, and decision-making skills.
  • Ability to transition between leadership, admin, emergency response, and hands-on maintenance duties.
  • Basic budgeting, purchasing, invoices, expenses, supplies, and cost tracking knowledge.
  • Strong computer skills and ability to learn digital work-order, maintenance, scheduling, and communication systems.
  • Excellent verbal and written communication skills with a hospitality focus.
  • Customer service oriented and able to work independently or as part of a team.
  • Able to work indoors/outdoors in varying weather; valid VA driver's license preferred.

Responsibilities

  • Provide day-to-day guidance and technical support to Building Technicians.
  • Coordinate daily departmental activities, staffing, priorities, and work assignments.
  • Review, prioritize, assign, and monitor work orders; follow up on delays.
  • Monitor preventative maintenance activities and ensure completion documented.
  • Serve as a working departmental float; provide hands-on maintenance support as needed.
  • Perform general building maintenance including electrical, plumbing, mechanical, and HVAC repairs.
  • Assist with high-priority, time-sensitive, and emergency maintenance requests.
  • Train, mentor, onboard, and develop employees.
  • Promote teamwork, safety, and high-quality customer service.
  • Assist with purchasing, invoices, expenses, supplies, and vendor coordination.
  • Respond to facility emergencies and provide technical guidance to on-call staff.
  • Identify opportunities to improve maintenance processes and efficiency.

Monday–Friday, 8:00 a.m.–4:30 p.m., with on-call rotation and occasional after-hours or weekend coverage as needed.

Job Summary

The Buildings Tech Manager assists the Assistant Director of Buildings & Grounds with the daily operation, maintenance, and upkeep of Sunnyside’s buildings, facilities, equipment, and related systems. This position provides day-to-day leadership, coordination, and technical support to Building Technicians while also serving as a hands-on departmental float.

The Buildings Tech Manager assists with assigning and prioritizing work orders, monitoring preventative maintenance activities, coordinating daily departmental operations, responding to facility emergencies, and providing hands-on maintenance support where needed. This position evaluates workload, staffing, urgency, resident needs, and safety concerns when establishing priorities and works closely with the Assistant Director to maintain a safe, comfortable, efficient, and well-maintained environment for residents, staff, visitors, and guests.

Essential Duties & Responsibilities
  • Provide day-to-day guidance, direction, and technical support to Building Technicians.
  • Assist with coordinating daily departmental activities, staffing, priorities, and work assignments.
  • Review, prioritize, assign, and monitor work orders and follow up on outstanding or delayed tasks.
  • Monitor preventative maintenance activities and ensure assignments are completed and documented.
  • Serve as a working departmental float and provide hands-on maintenance support where workload or staffing needs are greatest.
  • Perform general building maintenance and repairs, including troubleshooting electrical, plumbing, mechanical, HVAC, equipment, and related facility concerns.
  • Assist with high-priority, complex, time-sensitive, and emergency maintenance requests.
  • Assist with training, mentoring, onboarding, and employee development.
  • Promote teamwork, accountability, professionalism, safety, and quality customer service.
  • Assist with purchasing, invoices, expenses, supplies, equipment, contracted services, inventory, and cost tracking.
  • Coordinate with vendors, contractors, service providers, and other departments as needed.
  • Respond to facility emergencies and provide technical guidance and support to on-call staff.
  • Assist with snow, ice, and inclement weather response, including prioritizing areas based on resident safety and accessibility.
  • Identify and address unsafe conditions and ensure compliance with applicable safety procedures, regulations, and Sunnyside policies.
  • Maintain accurate records related to work orders, preventative maintenance, inspections, emergency responses, and other departmental activities.
  • Communicate professionally and respectfully with residents, families, staff, vendors, contractors, and other departments, using a hospitality-focused approach.
  • Identify opportunities to improve maintenance processes, preventative maintenance practices, work‑order completion, resource utilization, and customer service.
  • Perform other duties as assigned.
Qualifications

  • Strong computer skills and ability to learn digital work‑order, preventative maintenance, scheduling, purchasing, and communication systems.
  • Excellent verbal and written communication skills, including the ability to communicate technical information clearly to individuals without a maintenance or technical background.
  • Strong customer service skills with a hospitality‑focused approach.
  • Ability to work independently and effectively as part of a team.
  • Ability to work indoors and outdoors and in varying weather conditions.
  • Current Virginia driver's license and ability to meet driver eligibility requirements in accordance with Sunnyside Policy HR069 preferred.
Work Environment & Physical Requirements

This position works throughout the retirement community, including residential areas, common areas, offices, mechanical rooms, maintenance areas, parking areas, roadways, and exterior spaces. Work may involve varying weather conditions, temperature extremes, uneven terrain, noise, dust, chemicals, mechanical equipment, construction areas, and confined spaces.

The position requires frequent standing, walking, reaching, lifting, carrying, bending, kneeling, stooping, climbing ladders, pushing, and pulling. The employee routinely lifts and moves items up to 50 pounds and may occasionally lift or move items exceeding 75 pounds.

Emergency or on-call response may be required outside normal working hours, including evenings, weekends, holidays, and during snow, ice, severe weather, or other emergency conditions.
